Position Overview
We're hiring a Loan Documentation Specialist (LDS) to drive clean, compliant, on-time closings for SBA and related small-business loans. You'll collaborate with Business Lending Officers, borrowers, brokers, title/escrow, and lender counterparts to assemble, review, and perfect all documentation required for funding—maintaining momentum, clarity, and adherence to SBA SOP and lender policy.
Key Responsibilities
- Documentation & Closing Execution: Review loan files; build closing/funding checklists; track and clear approval conditions. Prepare lender submissions in accordance with guidelines and SBA SOP; ensure documents align with credit approvals.
- Financial & Eligibility Review: Validate initial eligibility; calculate business and/or global DSCR and flag issues early with proposed mitigants.
- Collateral & Insurance: Determine insurance requirements (hazard/flood/liability; life insurance assignments as needed) and obtain evidence of coverage.
- Entity & Legal Documentation: Review articles, bylaws/operating agreements, partnership/LLC docs; confirm authorized signers, resolutions, BOI/KYC items.
- Communication & Coordination: Provide concise status updates to borrowers, referral partners, and internal teams; schedule closings; escalate blockers with clear next steps.
- Reporting & Quality: Maintain accurate pipeline reports; meet monthly goals for on-time closings and active loans in pipeline; minimize post-closing exceptions.
- Other duties as assigned.
Requirements
- Associate's degree or higher preferred (or equivalent experience).
- 2–4+ years in loan processing/closing, documentation, or credit support; SBA experience strongly preferred.
- Working knowledge of SBA 7(a)/504 processes, closing mechanics, and SOP fundamentals (or strong aptitude to learn quickly).
- Proficiency with MS Office (Word, Excel, Outlook); comfort with cloud doc management and e-signature workflows.
- Detail-oriented, deadline-driven, organized communicator with strong problem-solving skills.
Compensation & Benefits
- Compensation: Base salary $65,000 – $90,000, plus performance bonus.
