Are you an organized, detail-driven professional with a passion for real estate operations? We're looking for a Commercial Real Estate Assistant Property Manager to join our client's team and help oversee a diverse portfolio of office, retail, and restaurant properties across the region. This role is fully onsite and offers the opportunity to collaborate with a high-performing team managing assets within a large national real estate portfolio.
What You'll Do
- Support Property Operations: Oversee day-to-day management of multiple commercial properties, ensuring each site runs efficiently and meets company standards. Work closely with in-house maintenance teams and coordinate with third-party vendors for properties in other markets.
- Review and Process Documents: Analyze leases, contracts, licenses, drawings, and reports to ensure accuracy and compliance with financial, operational, and legal requirements.
- Enhance Property Performance: Evaluate operating expenses and utility usage to identify inefficiencies and cost-saving opportunities that improve overall asset performance.
- Manage Capital and Operational Needs: Maintain detailed records of capital projects and operational items. Develop and execute both short- and long-term plans for maintenance, upgrades, and replacements.
- Build Strong Relationships: Serve as a key point of contact for tenants, landlords, developers, attorneys, and other stakeholders, maintaining professional and responsive communication at all times.
- Coordinate with Agencies: Work directly with government entities and utility companies to secure permits, negotiate access rights, and represent the company in meetings as needed.
- Assist with Construction Projects: Participate in planning and execution of capital improvements and redevelopment initiatives. Solicit bids, review plans, and monitor construction progress to ensure high-quality outcomes.
- Collaborate Across Departments: Partner with teams across Legal, Accounting, Operations, Design, and Construction to develop summaries, forecasts, and cost analyses that support informed decision-making.
- Conduct Site Inspections: Perform regular property visits throughout the St. Louis area to assess compliance and address operational needs. Occasional travel outside the region may be required.
- Education: Bachelor's degree in Business, Construction Management, Engineering, or a related field.
- Experience: Previous experience in commercial real estate, leasing, or property management is strongly preferred.
- Skills:
- Strong analytical and technical abilities with exceptional attention to detail.
- Excellent presentation, communication, and interpersonal skills.
- Proven ability to balance multiple priorities and complex projects while maintaining a hands-on, team-oriented approach.
