Position Summary:

The Assistant Director of Real Estate will play a critical role in supporting the activities of the Real Estate Department, which leads the development and implementation of strategies to protect the public interest in the Authority's management of its approximately 45 ground leases and other agreements with developers of residential, commercial, hotel, and not-for-profit uses in the 92-acre Battery Park City. Specifically, the Assistant Director will provide real estate transaction support, market research and due diligence, portfolio and asset management analyses; and reports to senior leadership to ensure that the Authority's real estate decisions align with its fiscal, operational and community goals.

Essential Duties:

Reporting to the Vice President of Real Estate and working collaboratively with professionals in the Finance, Legal, Communications, Design & Construction, and various other department at BPCA, the Assistant Director of Real Estate supports the efforts of the Authority's affordable housing goals and the City and State's financial well-being. The Assistant Director will play a key role in providing transaction support including participating in negotiations, performing financial analyses and due diligence, and managing projects from conception to financial closing. The successful candidate will work with the Vice President of Real Estate to enforce its ground leases, complete redevelopment projects, establish an asset management platform, and monitor all obligations to identify lapses in compliance and to address them with BPCA's tenants.

Specific essential duties of the Assistant Director will include:

  • Analyze financial performance and valuation or existing and proposed lease terms to identify potential risks, obligations, lease delinquencies and revenue losses;
  • Assist in preparing and reviewing term sheets, leases, requests for proposals, financial exhibits and other real estate documentation;
  • Support implementation of long-term portfolio strategies and Authority goals including ground lease transactions, redevelopment projects, and portfolio and asset management of BPCA's real property assets;
  • Evaluate revenue projects, financial assumptions, zoning and development parameters and regulations, appraisals, real estate market conditions, land values and comparable developments, and impacts of real estate transactions
  • Develop reports and presentations for senior leadership, board approvals, and public review.
  • Coordinate with Legal, Finance, Communications, Executive, Design & Construction and other departments, as well as external consultants.
  • Serve as project manager to ensure deadlines are met and performance is sustained.
  • The Assistant Director will also perform other functions as required.
Qualifications:
  • Bachelor's Degree in business, real estate, finance, urban planning, economics, public administration, or a related field; or commensurate experience required. Masters degree holders in relevant fields a plus
  • 2-4 years of relevant public or private sector real estate asset management, investment, consulting, brokerage, or development experience required (internship(s) or analyst experience preferred)
  • Strong analytical and quantitative skills including proficiency in Excel and PowerPoint; experience with Argus or similar software a plus.
  • Familiarity with lease structures, valuation methods, and real estate legal documentation
  • Commitment to public service, fiscal responsibility, and equitable development
Skills and Experience:
  • Excellent writing and presentation skills and ability to communicate complex concepts clearly in writing (including PowerPoint presentations) and verbally
  • Experience in reading and drafting of real estate term sheets, legal documents, appraisals and requests for proposals
  • Knowledge of government procurement, acquisition, and disposition approval processes preferred
  • Familiarity with zoning, land use, and public-private partnership frameworks
  • Experience with real estate financial modeling, scenario analysis, and sensitivity analyses and creating and maintaining property databases
  • Highly organized and resourceful with the ability to manage multiple projects and deadlines.
  • Self-starter with a strong work ethic, collaborative spirit, and curiosity about the real estate industry.
  • Demonstrates attention to detail and creativity in a high-paced environments
  • Ability to pivot quickly and take appropriate initiative on issues requiring timely response or turnaround to meet deadlines
  • Ability to develop and maintain strong relationships with internal and external stakeholders to conceptualize, develop, and promote clear communications consistent with Authority priorities


Physical Requirements: Prolonged periods of sitting at a desk and working on a computer.
