Property Manager - Operations Lead

Hartford, CT Salary: $75,000 annually (approx. $35/hour)

Full-Time, On-Site

Property Manager - Operations Lead to oversee day-to-day property operations across a growing residential portfolio. This role is ideal for a hands-on, organized, and decisive professional who can manage operations independently and bring structure, accountability, and stability to a fast-paced environment.

The successful candidate will act as the operational owner of assigned properties, handling daily decisions, staff coordination, vendor oversight, and resident relations with minimal supervision.

Responsibilities

1. Own day-to-day property operations across the assigned portfolio
2. Act as the primary decision-maker for routine operational issues
3 Escalate legal, financial, or safety risks only to ownership
4. Oversee advertising, showings, applications, and lease turnovers
5. Conduct monthly market surveys and recommend rent pricing
6. Monitor rent collection, delinquencies, and legal actions
7. Oversee maintenance workflow, inspections, and vendor coordination
8. Ensure vacant units are move-in ready and well-maintained
9. Serve as the primary point of contact for resident concerns
10. Provide weekly and monthly operational and financial reports
11. Support and hold leasing/admin staff accountable to standards

Required Qualifications
5+ years of property management experience
• Strong understanding of CT landlord-tenant laws
• Proven ability to manage multiple priorities under pressure
• Excellent organization, documentation, and follow-through
• Comfortable making decisions independently
• Experience with Rent Manager
• Professional, calm, and solution-oriented demeanor
• Respectful of authority and boundaries
