The Rate and Disclosure Desk Specialist plays a critical role in ensuring compliance, accuracy, and efficiency in the mortgage lending process. This position is responsible for assisting lenders with disclosures, managing rate locks for both applicants and investors, performing HMDA verifications and supporting secondary market activities, including loan sale analysis.

What you'll do:

  • Work closely with Mortgage Loan Officers to ensure compliance and timelines are met for all disclosure activities and proper documentation is in each file.
  • Review loan applications for HMDA data accuracy. Perform quarterly audits to ensure proper reporting and compliance. Work with appropriate teams to effect updates and provide information as needed for audits.
  • Work closely with Mortgage Loan Officers to perform locks/re-locks and provide appropriate lock documents to applicants, ensuring locks are accurate and approved.
  • Coordinate rate locks with investors, including, but not limited to Freddie Mac, FHLBI, and Servion.
  • Work with management to determine appropriate rate lock procedures and practices, including movement between Best Efforts and Mandatory pricing, by Investor.
  • Monitor local rate market and competitors, providing regular feedback for changes and/or updates to rate parameters to remain competitive.
  • Participate in analysis of investor pricing grids and recommend optimal pricing strategies.
  • Maintain/update mortgage pricing engine to maximize mortgage rate gain on sale.
  • Analyze in-process loans for best secondary market pricing and timing for sales.
  • Regularly analyze closed loans in portfolio to identify saleable portfolio loans as conditions change.
  • Provide recommendations to both Sales and Operations management on factors regularly seen that prevent secondary sales.
  • Prepare and submit loan sale packages and contracts.
  • Track lock volume, lock fallout rates and pricing trends. Provide reports to management regularly.
  • Backup Loan Closers for times of high volume.
Qualifications/Experience Required:
  • Bachelor's Degree or equivalent experience required.
  • Certifications and other industry specific training will be required as necessary for the ongoing skillset development and success.
  • Strong understanding of mortgage regulatory requirements, including but not limited to TRID RESPA, ECOA and HMDA.
  • Working knowledge of loan types/programs including FHA, VA, USDA and Construction.
  • Knowledge of pricing engines and rate lock tools.
  • Preferred experience with investors: Freddie Mac, FHLBI and Servion.
  • 3+ years of experience in mortgage lending and compliance
  • 2+ Years of experience in mortgage pricing, capital markets or secondary mortgage markets.
  • Prior administrative experience in lending, banking, finance or related field.
  • Preferred experience with Mortgage Systems, including Encompass and FICS.
