Job Description

About the Role:
We are seeking a skilled and reliable Maintenance Technician to join our team. This role is critical to ensuring the safety, functionality, and appeal of our community. The ideal candidate is hands-on, detail-oriented, and experienced in multi-family maintenance operations, including HVAC systems, preventive maintenance, and property repairs.

Key Responsibilities
  • Monitor and manage maintenance expenses to remain within budget.
  • Conduct daily inspections of community grounds to ensure cleanliness and safety.
  • Perform unit turns, including painting, cleaning, and repairs, to prepare vacant units for occupancy.
  • Complete all maintenance requests promptly and efficiently.
  • Conduct preventive maintenance activities for units, common areas, and amenities.
  • Maintain landscaping, including bushes, trees, and lawns.
  • Perform snow removal for community sidewalks and maintain a log of snow removal activities.
  • Maintain accurate records of maintenance performed in units and across the property.
  • Maintain and organize tools, equipment, and replacement parts in working condition; provide and maintain own personal tools.
  • Sweep, clean, and maintain all common areas of the community.
  • Supervise contractors performing work at the property as needed.
  • Provide emergency resident support after office hours.
  • Conduct quarterly unit inspections to ensure property standards are met.
  • Provide service and maintenance for all common amenities.
  • Perform additional duties as assigned.
Job Requirements

Requirements
  • High school diploma or GED required; some technical school or specialized training preferred.
  • 4+ years of multi-family maintenance experience required.
  • HVAC certification and EPA certification required.
  • Strong understanding of maintenance procedures, preventive maintenance, and property operations.
  • Basic language skills to read, write, and interpret instructions and present information effectively.
  • Basic math skills (addition, subtraction, multiplication, division).
  • Reasoning skills to carry out detailed, routine instructions and solve problems involving few variables.
  • Ability to work independently, prioritize tasks, and respond effectively to emergency situations.

  • Annual participation in Fair Housing training.
  • Ongoing professional development to maintain technical skills and industry knowledge.
