GENERAL DESCRIPTION

This is responsible skilled and semi-skilled work actively participating in the upkeep of public buildings and grounds through various repairs, equipment replacement, maintenance tasks and improvements while supervising a small number of assigned skilled and semi-skilled workers. Lays out work and gets equipment for a particular task or series of tasks in building or grounds maintenance or other areas under jurisdiction of the Public Works Department. May perform mechanical or laboring tasks in concert with a work crew.
EXAMPLES OF DUTIES

Performs or supervises repairs to plumbing, electrical equipment, floor surfaces, ceilings, walls, doors, windows, HVAC equipment, sidewalks, and roofing; Supervises the performance of preventative maintenance of HVAC systems and other building mechanicals; Checks and monitors all building systems, maintains log of repairs and advises when service is required; Assists contractors in the service and repair of complex building components; Orders replacement parts and supplies; Maintains inventory of equipment and orders replacement parts and supplies; Provides work status reports to supervisors; Performs outside work involving grounds maintenance, snow plowing, and snow removal operations; Performs other related tasks associated with the position as required.
QUALIFICATIONS

KNOWLEDGE, SKILLS AND ABILITIES: Considerable knowledge of the materials, methods and techniques used in building maintenance and repair. Considerable knowledge of the uses and operating characteristics of tools and equipment used in building maintenance; ability to read and understand complex instructions for the operation of equipment and repair manuals; Considerable knowledge of construction methods, including blueprint reading and estimating materials needed for job site; Considerable skill in carpentry; Good knowledge of electrical, plumbing, HVAC, cable, telephone, fire suppression alarms, security alarms, building sprinkler systems, and irrigation systems; ability to lay out and work with a crew on a specific task; ability to establish and maintain effective working relationships with employees, vendors, and the general public; ability to give clear and concise written and oral instructions.

EXPERIENCE AND TRAINING: Five (5) years experience in a field related to building maintenance of which three (3) years shall have been as a skilled tradesman, or any equivalent combination of experience and training which provides the required knowledge, skills, and abilities. One (1) year of supervisory experience is preferred.

ADDITIONAL REQUIREMENT: Must possess and maintain a commercial driver's license (CDL) Class B issued by the State of Connecticut.
