The Property Management Field Inspector is responsible for conducting on-site inspections of residential and commercial properties to ensure compliance with property standards, safety regulations, and lease agreements. This role includes performing minor maintenance tasks, inspecting smoke detectors, and addressing any property issues that require immediate attention. The inspector will also be required to perform ladder-based inspections to check smoke detectors located on high ceilings. Responsibilities: Conduct Property Inspections: • Perform regular inspections of properties. • Evaluate the overall condition of properties, checking for safety hazards, compliance with building codes, and tenant upkeep. • Inspect for issues such as plumbing, electrical, HVAC, structural integrity, and cleanliness. • Identify potential hazards or maintenance needs, and recommend solutions to property management. • For properties with pets allowed, inspect for any damage related to pets. Smoke Detector Inspections: • Inspect smoke detectors in all units, ensuring they are functioning correctly and meet safety regulations and all local requirements. • Perform tests on detectors, replace batteries, and replace faulty detectors as needed. • Climb ladders to access smoke detectors located on high ceilings or difficult-to-reach areas to ensure all detectors are properly maintained. Minor Maintenance Work: • Perform minor maintenance and repairs, including fixing leaking faucets, replacing light bulbs, patching drywall, tightening hardware, and other minor tasks as required. • Ensure all minor repairs are completed efficiently and in compliance with safety standards. • Report more significant maintenance issues to the property management team for further action. Coordinate Maintenance and Repairs: • Report urgent maintenance or safety issues to the property management team and contractors. • Assist in coordinating repairs or improvements as necessary, ensuring that work is completed according to standard. • Follow up with contractors to ensure that issues are resolved promptly. Ensure Compliance: • Verify that properties are in compliance with all local, state, and federal laws, including health and safety regulations. • Monitor the adherence to lease agreements and identify violations or discrepancies. Tenant Interaction: • Coordinate with tenants to schedule inspections and ensure minimal disruption to their living or working conditions. Maintain Records and Reports: • Keep accurate records of all inspections, maintenance requests, and tenant communications. • Maintain up-to-date files on property conditions and repair history for future reference.
