Full-Time, 40 Hours/Week
Compensation: $20.00-$23.00/Hour
SCHEDULE: Based on operational needs; availability to address emergency maintenance requests 24/7 is required.
GENERAL STATEMENT OF DUTIES: As a vital member of our team, you will perform routine and extensive preventative maintenance and repair work on our facilities and equipment, ensuring a safe and efficient environment for our community services.
ESSENTIAL RESPONSIBILITIES:
- Complete all assigned maintenance work orders promptly within a 7 business day timeframe, with exceptions approved in writing.
- Maintain accurate records of scheduled maintenance and document daily activities for review.
- Perform minor and major repairs on buildings and equipment; major repairs may require external licensed contractors.
- Conduct regular preventative maintenance on mechanical equipment and systems, including filter replacements.
- Utilize checklists to ensure comprehensive maintenance of building equipment and keep well-maintained records.
- Repair and replace broken windows, doors, locks, and install window blinds as needed.
- Operate computer systems monitoring mechanical equipment and utilities.
- Install, replace, and repair electrical wiring and equipment, ensuring compliance with safety standards.
- Repair electrical equipment, control circuits, and refrigeration systems, as well as address electrical locks and security panels.
- Assist with building renovations, including drywall repairs and painting.
- Fulfill custodial responsibilities outdoors, including snow removal, as necessary.
- Source estimates for supplies and repair parts, and procure items as directed.
- Foster a professional and courteous environment among residents, vendors, contractors, and coworkers.
- Adhere to all safety standards and ensure compliance with guidelines at all levels.
- Accurately complete payroll documentation.
- Follow all agency policies, regulations, and requirements for compliance and safety.
- Perform other duties as assigned to contribute to the team's success.
QUALIFICATIONS:
- Ability to read and follow instructions and correspondence.
- Skill in writing basic correspondence.
- Strong communication skills for interactions with coworkers.
- Basic mathematical skills including addition, subtraction, multiplication, and division.
- Problem-solving skills and the ability to work independently.
- Valid Ohio Driver’s License and meet driving insurability requirements.
- Passing a criminal background check is mandatory.
MINIMUM EXPERIENCE REQUIREMENTS: At least one year in maintenance and repair of buildings and mechanical equipment, with proficiency in using hand and power tools.
PHYSICAL REQUIREMENTS: This role requires the ability to stand, walk, use hands for manual tasks, reach, climb, and lift heavy items (up to 100 pounds). Regular exertion of force is needed.
