KEY RESPONSIBILITIES

  • Prepare and execute Architectural and Engineering Consultant Agreements, clarifying Scope of Work, Scope of Services, and Fees in accordance with the Owner's Project Requirements and design standards.

  • Draft scopes of work and solicitations for services including Requests for Qualifications/Proposals; assess responses and substantiate selections.

  • Ensure alignment and accountability between Owner's requirements and Construction Documents; oversee the quality and timeliness of AE's performance.

  • Review and approve consultant invoices.

  • Interact with Authorities Having Jurisdiction (AHJs) for initial planning and maintain relations throughout project completion.

  • Oversee monthly project-specific design work plans, schedules, and budgets.

  • Manage the project design team effectively, ensuring a proactive and professional delivery of services.

  • Assign and monitor Consultant workloads to prevent quality issues due to overwhelm.

  • Document, design, and price all potential/ongoing projects according to customer or lease requirements.

  • Represent the Owner in AOC and OAC meetings, keeping internal stakeholders informed on design elements and coordinating presentations.

  • Assist in the continuous development of program standards and specifications.

  • Provide guidance across all verticals for efficient and cost-effective solutions.

  • Support the Product and Construction Teams with equipment and design guidelines for pricing.

  • Assist with capital and Tenant Improvement projects as needed.

  • Develop design concepts for new projects grounded in Owner's Project Requirements and the business case.

  • Review designs for suitability based on local specifics and standards.

  • Ensure compliance with design standards and document any necessary deviations.

  • Proactively lead efforts to create PRO/CON and cost impact reports and achieve team consensus.

  • Present design solutions to internal representatives and authorities.

  • Support Site/Project Due Diligence Studies.

  • Conduct quality assurance/quality control reviews of project documentation.

  • Manage expenditures within project budgets and implement a Value Analysis process to meet cost targets.

  • Supervise and approve all aspects of design, particularly during proposed exceptions/changes.

  • Collaborate with Product Team, Sales/Sales Engineering, and Operations to discuss product builds and options.

  • Engage in discussions on new process efficiencies, products, or data center configurations as needed.

  • Oversee consultant strategy and reviews.

  • Offer design input in team meetings and provide solutions to fulfill tenant needs within building constraints.

  • Interpret and implement Basis of Design for specific customer requirements, ensuring 100% satisfaction and documentation.

  • Participate in Global standardization processes as requested.

KNOWLEDGE & ATTRIBUTES

  • In-depth knowledge of contractual obligations and building regulations.

  • Ability to interpret design and construction drawings, project schedules, budgets, and estimates.

  • Comprehensive understanding of construction projects, especially data centers with emphasis on Mechanical, Electrical, Process, security, and control systems; IT design projects experience is a plus.

  • Strong project management and coordination skills.

  • Excellent verbal and written communication abilities.

  • Familiarity with Building Codes, Federal Guidelines, and OSHA regulations.

  • Strong interpersonal skills for effective presentations and evaluations during meetings.

  • Experience assessing departmental needs across various disciplines.

  • Ability to navigate design requirements within budget constraints.

  • Creative problem-solving skills for cost reductions without compromising quality.

  • Capability to justify design changes and articulate their impact.

  • Experience guiding new design concepts through all phases from design to operation.

  • Thorough understanding of Civil, Structural, Mechanical, and Electrical design concepts.

  • Familiarity with AIA documents is preferred.

  • Proficient in MS Office Suite, Bluebeam, along with CAD/Design software experience beneficial.

  • Experience with interactive design tools (e.g., BIM) and delivery methods (IPD) is an advantage.

ACADEMIC QUALIFICATIONS & CERTIFICATIONS

  • Bachelor's degree in design, Architecture, Engineering, or a related field is required. Professional licenses or certifications are desirable but not mandatory.

REQUIRED EXPERIENCE

  • Strong background in CSA and MEP systems development; education or experience in Architectural, Electrical, or Mechanical Engineering is a plus.

  • At least 5 years of experience in data centers or specialized Critical Facilities project types.

  • Direct experience with new construction, tenant improvements, and capital improvement projects.

  • Demonstrated Project Management experience; PMP or PgMP certification is a plus.

  • Experience in consultant negotiation and management.

  • Proven track record of leading project teams and managing diverse stakeholder requirements.

  • Familiarity with Revit and/or other BIM applications.

PHYSICAL REQUIREMENTS

  • Primarily stationary for extended periods.

  • Close visual work on computers is needed.

  • Dexterity of hands and fingers is necessary to operate technical instruments.

WORK CONDITIONS & OTHER REQUIREMENTS

  • This position is remote and requires a reliable internet connection.

  • Some work may occur in Data Center construction environments with varied temperatures and noise levels.

  • Willingness to travel (~25%) for due diligence, design, and construction of data center properties.

  • Flexibility for off-hour meetings is required due to global interactions.

  • Occasional emergency meetings may occur outside normal hours or during scheduled PTO.

This remote position comes with a monthly stipend to cover expenses related to remote work and personal mobile device use. NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location, with a base salary ranging from $118,300 to $193,400. Eligible employees receive an annual bonus, medical, dental, and vision benefits, life insurance, short-term and long-term disability, flexible spending accounts, and a 401k retirement plan.
