NATURE OF WORK

The purpose of this position is to maintain public buildings and grounds under the incumbents care in a safe, clean, sanitary, neat appearing, comfortable and fully functioning condition for use by its occupants. These objectives are accomplished by performing routing maintenance work in operating building mechanical and electrical systems; repairing other building systems such as doorways, windows, locking devices, pumps, and plumbing fixture; refinishing ceiling, wall and floor surfaces; maintaining trees, shrubs, grass and other plants adjacent to assigned buildings and performing all types of custodial work responsive to the needs to building occupants, weather conditions and special building uses or features such as gyms, pools, auditoriums, and related equipment.

SUPERVISION

The Custodian works under the general direction of the Director of Public Works, Custodial Foreman, or their designee. Incumbent plans and carries out daily work with a degree of independence and teamwork.

Performance is subject to review according to the City's personnel plan through observation, reports, and the results achieved.

ESSENTIAL JOB FUNCTIONS

The essential functions or duties listed below are intended only as illustrations of the various types of work that may be performed. 1. Reviews the operating condition of all building systems. Adjusts and maintains system control devices to keep them functioning in a safe, clean and manner to make sure of the facility safe, comfortable and convenient for its occupants.

2. Assists in providing for the specialized care of mechanical and other building systems. Calls skills trades people according to established procedures and under contract or otherwise understood as having assigned responsibility for equipment maintenance or types of skilled work such as electrical, plumbing, and air conditioning.

3. Inspects the overall and specific physical condition of and maintains all walkways, halls, stairs, floors, carpets, furniture, windows, walls, displays, kitchens, lavatories and fixtures by sweeping, mopping, disinfecting, waxing, vacuuming, dusting, polishing and cleaning to assure that facilities under their care are clean, neat in appearance and serviceable.

4. Cleans and sanitizes drinking fountains, lavatories, coffee or refreshment areas and kitchens. Stocks lavatories and kitchen areas as needed.

5. Empties and washes all wastebaskets and trash receptacles and replaces liners.

6. Dusts all surfaces including those above hand height e.g. air intakes and outlets, door and windowsills, desks, shelving, etc. Moves furniture, boxes and equipment as required.

7. Keeps assigned building exteriors free from litter and graffiti.

8. Removes ice and snow from walks, entrances and steps using hand tools and mechanized or power-driven equipment.

9. Is subject to call out to respond to emergencies after normal working hours.

10. Periodically inspects emergency lighting systems, fire detection devices and alarms, boilers, pumps and motors and other building systems and performs maintenance work and/or reports observed conditions to the appropriate responsible individual(s).

11. Appropriately stores and handles cleaning and other supplies based upon industry practices to protect customers from potentially hazardous substances or conditions.

12. Performs such other duties as may be assigned.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES

2. Strong skills in the use of equipment and materials and the practices for maintaining, repairing, and cleaning buildings and grounds.

4. Working knowledge of the principles and practices of building maintenance to provide for a longer service life of buildings, their parts, systems, and furnishings.

5. The ability to use effectively, efficiently, and safely the equipment, materials and supplies necessary for the maintenance and custodial care of the buildings and grounds.

6. On-going skills development and training in building maintenance and repair.

7. Strong personal example to encourage others to provide a high level of service to external and internal customers.

8. Ability to establish and maintain effective working relationships with customers, co-workers, employees in other municipal departments and City officials.

9. Ability to communicate effectively with the general public, city staff, and government officials at all levels.

ENVIRONMENT, WORKING CONDITIONS, PHYSICAL AND MENTAL EFFORT

Work is performance in an office, shop, and all interior and exterior locations associated with assigned buildings and facilities. Substantial physical dexterity, strength and the use of all limbs and most fingers is required for climbing ladders, reaching, kneeling, lifting, operating equipment such as scrubbing and buffing machines, weed whackers, walking behind lawn mowers, snow blowers and using other handheld tools. This includes the ability to work in, around, under and on top of building related equipment and fixtures and to lift up to 70 pounds unassisted. Work is performed inside and outside in all weather conditions. Incumbent must be able to communicate verbally and in writing. Must be able to detect odors.

MINIMUM REQUIRED QUALIFICATIONS

An applicant for this position must have a high school diploma or a graduate equivalency diploma (GED) and at least one (1) year of work experience.

Previous custodial experience is desirable.

An incumbent must possess a valid driver's license and have no offenses which would prohibit or restrict insurability by any insurance carrier providing coverage to the City.
