What is the role?

The Retail Mortgage Loan Officer (MLO) is responsible for generating mortgage production through proactive outside sales while also assisting members and prospective members with their mortgage needs. The primary responsibility is to attract new business through referral relationships and community presence, while also acting on member referrals, credit-union-generated leads, and a limited number of inbound calls.

Retail MLOs will develop strong partnerships with realtors, builders, and other referral sources to promote Westerra's portfolio and secondary-market mortgage products. They will guide applicants through the mortgage process from initial consultation to closing, partnering closely with operations, branches, and the contact center to provide an exceptional member experience.

What will be expected of me?

  • Develop, strengthen, and maintain referral relationships with external partners such as realtors, builders, financial advisors, and community organizations to grow self-generated mortgage production.
  • Promote Westerra's portfolio and secondary-market mortgage products through regular field visits, networking, community engagement, and relationship management.
  • Develop, maintain, and deepen relationships with existing and new borrowers to drive referrals, repeat business, and overall production.
  • Represent Westerra at community events and industry functions to increase brand visibility and business development opportunities.
  • Achieve minimum production requirements of $800,000 or 3 closed-end mortgage units per month after the first six (6) months of employment.
  • Act promptly and professionally on outbound calling lists and lead opportunities provided by Westerra.
  • Support a small volume of inbound mortgage inquiries and convert these into high-quality applications.
  • Partner with branch and contact center teams to ensure members receive timely and accurate mortgage guidance.
  • Conduct thorough, consultative interviews with members and potential members to understand financial needs and recommend appropriate mortgage solutions.
  • Evaluate and structure first mortgages, closed-end second mortgages, and HELOC products to meet member needs and eligibility requirements.
  • Initiate and guide members through a complete and compliant mortgage application within the Loan Origination System (LOS), following established policies and procedures.
  • Obtain and analyze all documentation for completeness, accuracy, eligibility, and alignment with Westerra's quality standards.
  • Run initial automated underwriting (DU or LPA) and follow findings and/or company standards.
  • Ensure all required disclosures and re-disclosures are issued accurately and within regulatory timelines.
  • Maintain detailed knowledge of agency guidelines, investor requirements, and Westerra loan programs and procedures.
  • Adhere to all applicable regulations including TRID, HMDA, RESPA, Reg Z, Reg B, ECOA, SAFE Act, and Westerra lending policies.
  • Document all communication with members, partners, and internal teams in the LOS and/or CRM according to policy.
  • Maintain data integrity, member confidentiality, and compliance with all state, federal, and agency requirements.
  • Communicate proactively and consistently with all parties involved in the loan process to maintain transparency and support timely closings.
  • Participate in weekly file review sessions with processing to identify and resolve issues early.
  • Provide support and collaboration to fellow MLOs and operational partners as needed.
  • Complete weekly and monthly production reports and other required documentation as determined by the department.
  • Maintain all required federal and state licenses and complete ongoing education as required by company, state, federal, and investor guidelines.
  • Stay current on mortgage industry trends, product updates, system enhancements, and regulatory changes.
  • Perform other duties as assigned.
What am I bringing?

Experience/Education:
  • High school diploma or equivalent
  • Minimum three years mortgage lending experience
  • NMLS Registration
  • Existing referral network of realtors, builders, and community partners in the local market.
Skills and Abilities:
  • Proven track record of self-generated production and maintaining strong referral partner relationships.
  • Strong knowledge of mortgage products, agency guidelines (Fannie Mae/Freddie Mac), disclosures, TRID, and general regulatory requirements.
  • Experience working in a Loan Origination System (LOS) and CRM-type platform.
  • Valid driver's license and reliable transportation for external sales activities required.
  • Knowledge of portfolio lending, construction and renovation loans, or other specialty products preferred.
  • Bilingual (Spanish/English or other language) helpful but not required.
  • Strong consultative selling skills with the ability to identify member needs and recommend appropriate solutions.
  • Comfortable conducting outside sales activities including partner visits, open houses, community events, and presentations.
  • Excellent oral and written communication skills
  • Ability to interact well with others in a positive manner
  • Proficiency in understanding AUS findings (DU/LPA) and structuring mortgage loans.
  • Ability to review financial statements, tax returns, income documentation, and credit reports.
  • Solid computer skills with the ability to learn new systems, tools, and processes quickly.
  • HP or Financial Calculator
  • Deep understanding of mortgage regulations including TRID, HMDA, RESPA, ECOA, Reg B, Reg Z, and SAFE Act standards.
  • Strong attention to detail with a focus on accuracy, data integrity, and quality documentation.
  • Ability to manage complex files while maintaining compliance and service standards.
  • Detail oriented with strong organizational and time management skills
  • Must maintain high level of confidentiality.
  • Ability to influence timelines, expectations, and proactively negotiate within department
  • Highly self-driven with the ability to work independently in an outside-sales environment.
  • Strong sense of ownership for production goals, lead follow-up, and personal performance.
