About The Opportunity
We have been hired by a retained client to conduct a confidential search for a Project Manager specializing in multi-family construction. Our client is a growing real estate development company focused on multi-family projects ranging from 10 to 30 units, including smaller ground-up developments and infill projects. With three 13-unit, 3-story builds set to break ground in the next 34 weeks and 24 additional projects in the pipeline, they are seeking a skilled and hands-on Project Manager to lead these projects from inception to completion.
Key Responsibilities
- Manage multi-family projects (1030 units) through all phases of development, including pre-construction, permitting, construction, and close-out.
- Oversee scheduling, budgeting, and on-site operations to ensure timely and cost-effective delivery.
- Coordinate directly with subcontractors, architects, engineers, and inspectors.
- Navigate permitting and regulatory requirements within San Diego County, ensuring all local, state, and federal guidelines are met.
- Act as the primary point of contact for all project stakeholders, maintaining clear and consistent communication.
- Mitigate risks and address challenges proactively to avoid project delays.
- Prepare project status reports, documentation, and financial summaries as required.
- 5+ years of experience managing multi-family projects, ideally within the 1030 unit range.
- Proven experience with ground-up developments and infill projects.
- Strong knowledge of San Diego permitting and zoning regulations.
- Ability to manage schedules and budgets independently, with minimal oversight.
- Excellent communication, leadership, and organizational skills.
- Familiarity with project management software (Procore, Buildertrend, or similar) is a plus.
This role is designed to start as a 1099 contractor due to initial project timelines. However, the intention is to transition the right candidate to a full-time position as projects ramp up. This is a unique opportunity to grow alongside a rapidly expanding portfolio of multi-family developments.
