Ensure the facility is well-maintained in a safe and comfortable manner.A. Role Responsibilities – Job Knowledge/Duties - Maintenance Director:1. Manages the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel2. Inspect storage rooms, work rooms, utility/janitorial closets, etc for upkeep and supply control3. Participates in facility surveys made by authorized governmental agencies4. Ensures that outside services are properly completed/supervised in accordance with contracts/work orders5. Assists in establishing a preventative maintenance program6. Meets with maintenance personnel on a regular basis and solicit advice from inter-department supervisors concerning the operation of the maintenance department, assist in identifying and correcting problem areas and /or improvement of services7. Assists in identifying, evaluating, and classifying routine and job related maintenance functions to ensure that tasks involving the potential exposure to blood/body fluids are properly identified and recorded8. Makes daily rounds to assure that maintenance personnel are performing required duties and assure that appropriate maintenance procedures are being rendered to meet the needs of the facility9. Maintains fire alarm and other fire protection and preventive systems10. Completes carpentry and other building repairs within the scope of expertise11. Maintains heating and cooling systems12. Makes some electrical and plumbing repair within scope of expertise13. Monitors, maintains, and records inventory and orders supplies as needed, ensures supplies are available14. Heads snow and ice removal for the sidewalks15. When required, is on call seven days a week, 24 hours a day for emergencies16. Other duties as required by the AdministratorEDUCATION/EXPERIENCE:1. Must possess, as a minimum, a high school education or its equivalent2. Must have, as a minimum, one year experience in a supervisory capacity, in a maintenance related position3. Must have a valid driver’s license4. Must be able to withstand inside and outside environmental conditions, extreme heat, freezing conditions, and a noisy, dirty, dusty, or greasy work environment at times5. Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems6. Must be knowledgeable in building codes and safety regulations7. Must be licensed in accordance with current applicable standards, codes, labor laws, etc.8. Must be able to read, write, speak, and understand the English language9. Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations, and guidelines governing maintenance functions in the facility10. Must possess leadership ability and ability to work in teams11.
