POSITION RESPONSIBILITIES The Maintenance Worker , VI - Ops. performs a variety of tasks to support the operational performance of building equipment throughout the campus, including but not limited to the following:Basic working knowledge of Electrical, Plumbing and HVAC issues.Performing routine inspections, repairs, and preventative maintenance on a facility's building systems, equipment, and machinery, including but are not limited to, tasks like plumbing, electrical, HVAC, and general repairs, to ensure the proper functioning and safety of the building;Stand competent watches; . inside, outside and boiler plant;Under a minimum of supervision, must be able to start up, stop, operate, and maintain all buildings’ central operating systems and related equipment, which include but are not limited to chillers, absorbers, pumps, motors, VFDs, compressors and low pressure boilers;Isolate systems for repair, replace components, . filters, strainers, valves, traps, floats, lube oil and clean cooling towers and fan coils;Isolate electrical systems, check fuses, resistance and the continuity of related control circuits and power equipment;Monitor, operate and adjust computerized building management and alarm systems;Test and treat boiler chemicals for main high pressure boilers and low pressure boilers;Take air flow readings and air change calculations;Respond to emergency situations when on site;Take and record meter readings;Troubleshooting issues and completing work orders as assigned;Perform upkeep duties as needed;Complete required log books;Perform other related duties as assigned. QUALIFICATIONS High School Diploma and 6 years of related mechanical experience are required.NYC Refrigeration Machine operator license (RMO LICENSE) preferred.Must possess the strength and dexterity needed to perform the job and the physical ability to move equipment as necessary;Must adhere to operational safety rules and regulations as deemed by the College;Must be able to follow directives and possess good communication skills and ability to interact with building/office occupants effectively;Speaks to clients and colleagues in a respectful and thoughtful manner;Collaborates with others to promote university services and resources to meet the needs of the students, employees, and the community;Conducts activities in a trustworthy and dependable manner;Sets high personal performance standards for quality and evaluates service against those standards;Effectively structures actions to achieve objectives;May be subject to oral and actual testing of the on-systems and component startup, shutdown, and trouble shooting.The Maintenance Worker may be assigned to the various buildings throughout the Einstein Campus. Hiring Rate $32.3800 Post Probationary Rate $32.9100 Job Rate $33.9300 Hiring Rate based on 35 hours/week 35.57 Post Probationary Rate based on 35 hours/week 36.14 Job Rate based on 35 hours/week 37.26
