Knowledge of building operations, HVAC systems, and a focus on safety are keys to success in this roleYour work will challenge you, and with our Core Values to guide you, you’ll quickly learn and grow with us.Maintenance Technician IIResponsibilities/Expectations:Operates, maintains, and repairs mechanical, electrical, plumbing, HVAC, and other related equipment to ensure its safe and efficient operationResponds to tenant requests in a courteous and efficient manner and reports unresolved issues to leadersTakes readings on equipment regularly, analyzes readings, and makes adjustments to equipment as neededMaintains and operates chillers, boilers cooling towers, and related equipmentSolves problems with building fire and energy management systemsInspects and tests elevators, fire pumps, generators, carbon monoxide sensors, and other facility equipmentOther duties as assignedEducation/Years of Experience:Required: Two (2) year degree from Vocational/Technical/Business school or high school diploma/GED with equivalent experience; a minimum of three (3) years experience in the HVAC industry to include installation, repair or maintenancePhysical and Environment Work Requirements:The ability to:Work in extreme temperatures, with loud noises and in enclosed spacesCarry or lift items up to 50 lbs and team lift loads of more than 50 lbs as neededStand, walk, climb, bend, stoop, and squat, often for long periods of timeWork at elevated levels, potentially from man lifts, ladders, scaffolding, and/or small towers, with appropriate PPE (Personal Protection Equipment)Use hand toolsShift/Work Hours/Travel Requirements:Must be willing to work after hours, on-call rotations, nights, weekend shifts and holiday as neededExamples of rotating shifts include:Weekends: 7pm -7am and Thurs. and Fri. 3pm - 11pmWeekends: 7am-7pm and Mon and Tues 3pm - 11pmMon. – Fri.: 7am-3pm, 3pm - 11pm, 11pm - 7amMay be required to work overtimeOther Requirements: Must have Mechanical journeyman license with the State of Oklahoma, a State Boiler Operator license, and a first class limited Engineer's licenseMust possess an EPA refrigerant certificationMust possess valid State Driver’s License and clean driving recordDemonstrates excellent organizational/interpersonal skills and safety as the utmost priorityNeeds basic knowledge of Microsoft Office Application and PC skillsMaintenance Technician IResponsibilities/Expectations:Operates, maintains, and repairs mechanical, electrical, plumbing, HVAC, and other related equipment to ensure its safe and efficient operationResponds to tenant requests in a courteous and efficient manner and report unresolved issues to Foreman/LeadTakes readings on equipment regularly, analyzes readings, and makes adjustments to equipment as neededAssists with maintenance and operation of chillers, boilers cooling towers, and related equipmentSolves problems with building fire and energy management systemsInspects and tests elevators, fire pumps, generators, carbon monoxide sensors, and other facility equipmentOther duties as assignedEducation/Years of Experience:Required: High School Diploma/GED and six (6) month’s related experience or an Associate’s/Technical school degreePhysical and Environment Work Requirements:The ability to:Work in extreme temperatures, with loud noises and in enclosed spacesCarry or lift items up to 50 lbs and team lift loads of more than 50 lbs as neededStand, walk, climb, bend, stoop, and squat, often for long periods of timeWork at elevated levels, potentially from man lifts, ladders, scaffolding, and/or small towers, with appropriate PPE (Personal Protection Equipment)Use hand toolsShift/Work Hours/Travel Requirements:Must be able to work after hours, on-call rotations, nights, weekend shifts and holiday as neededExamples of rotating shifts include the following:Weekends: 7pm -7am and Thurs. and Fri. 3pm - 11pmWeekends: 7am-7pm and Mon and Tues 3pm - 11pmMon. – Fri.: 7am-3pm, 3pm - 11pm, 11pm - 7amMay be required to work overtimeOther Requirements: Must obtain and maintain one of the following: Mechanical journeyman license with the State of Oklahoma or a State boiler license and first-class ltd. engineer’s licenseMust possess valid State Driver’s License and clean driving recordDemonstrates excellent organizational/interpersonal skills and safety as the utmost priorityNeeds basic knowledge of Microsoft Office Application and PC skillsPreferred: Mechanical journeyman or engineers’ licensePreferred: EPA refrigerant certificationAbout Tulsa:Our corporate headquarters is located in downtown Tulsa, Oklahoma, the 2nd largest city in Oklahoma and the 47th most populous in the U.S. Tulsa is known as the Mother of "The Mother Road" - Route 66, and boasts impressive art deco architecture, the #1 city park in the U.S. (The Gathering Place) and is a great venue for live music.
