Sr Maintenance Technician

Position Summary: The Senior Maintenance Technician plays a key leadership role in ensuring the efficient operation, maintenance, and repair of building systems, grounds, and infrastructure across a portfolio of residential and/or commercial real estate assets. This position requires a strong technical skillset, problem-solving ability, and leadership qualities to support the property management team and uphold the company’s standards for safety, functionality, and appearance.Key Roles / Responsibilities:  Perform and oversee maintenance tasks including HVAC, electrical, plumbing, carpentry, painting, and appliance repair. Conduct routine inspections of building systems and common areas to identify and resolve issues proactively. Lead or support capital improvement projects and renovations, coordinating with contractors and vendors as needed. Manage and prioritize work orders, ensuring timely response and resolution in line with company standards. Maintain and ensure compliance with safety regulations, building codes, and company policies. Provide mentorship and guidance to junior technicians and maintenance staff. Maintain detailed records of work completed, materials used, and equipment serviced. Support emergency response activities, including on-call rotation and after-hours repairs. Monitor inventory of tools, supplies, and spare parts; recommend purchases as needed. Collaborate with property managers, leasing staff, and construction teams on property readiness and tenant move-ins/outs. Required Education, Experience, and Qualifications: High school diploma or GED required; technical school or vocational training preferred. Minimum 5–7 years of hands-on maintenance experience in multifamily, commercial, or mixed-use properties. Experience working with HVAC systems, electrical panels, plumbing infrastructure, and general building maintenance. Prior experience in a leadership or senior-level maintenance role strongly preferred. EPA Universal Refrigerant Certification. CPO Certification, preferred. HVAC, Electrical, or Plumbing licenses (where applicable) Strong knowledge of building systems, tools, and maintenance techniques. Excellent troubleshooting and diagnostic abilities. Effective communication and interpersonal skills. Ability to read blueprints, schematics, and technical documents. Proficient with work order systems (Yardi, AppFolio, or similar CMMS). Physically able to lift 50 lbs., climb ladders, and work in varying conditions. Working Conditions: Bending, lifting, climbing, pushing, pulling, kneeling, sitting stand, walk, kneel, stoop, squat, pull, push, climb, crouch, crawl, talk, hear, and see and standing (occasionally) for long periods of time. The essential duties of this position require moderate to heavy lifting and carrying. Prolonged periods of sitting on a forklift or other warehouse equipment. Exposure to moderate noise levels, vibrations, and bright lights; and exposure to dust, fumes, and gases; and all climate types including hot and cold temperatures, humidity, rain, snow, etc. Able to wear common protective or safety equipment such as safety shoes, glasses, gloves, hearing protection, breathing protection, and hard hats when needed. Able to work under stressful conditions at times. React quickly using hands, fingers, or feet. Must be able to move and lift to 40-pound wooden skid or pallet. Ability to travel throughout facility as required to conduct safety inspections. Must be able to comprehend and follow written and oral instructions. Must be able to complete tasks even with frequent interruptions. Must be able to use discretion and independent judgment as needed.
