Property Maintenance TechnicianJob Description:Job Title: Property Maintenance TechnicianReports to: Property Maintenance SupervisorFLSA Status: Non-ExemptPosition Summary:The Island in Pigeon Forge is seeking a Maintenance Technician to perform various maintenance duties necessary in the upkeep of multiple physical assets. The successful candidate will have knowledge of and ability to perform high-level, technically proficient, and urgent/sensitive work orders, including: electrical, plumbing, locks and keys, general carpentry and drywall.Principal Duties & Responsibilities:Maintain the daily repair and upkeep of the propertyResponsible for the care, maintenance and inventory of all supplies, tools & equipmentResponsible for courteous, efficient response at all timesAvailable to work on an on-call basisBe aware of and operate within OSHA standards and company policesRespond to tenant work orders and make necessary repairsCoordinate construction and rehabilitation projects with Project ManagerAssist with and prepare for hazardous weather situations including but not limited to: snow and ice removal, fires, floods, freezes, downed trees, etc.Demonstrate high regard for safe-working rules and procedures, with evidence of careful consideration of risk-factors in undertaking any initiativeProvide excellent service to both external and internal customers.Maintain accurate records for work orders/preventive maintenance, safety, repair/replace of major equipment, inventory of parts and supplies.Ability to address the concerns and maintenance needs of the guests and associates in a friendly and professional manner.Carry out all requests from management necessary to provide 100% customer satisfaction within the associate's ability.Perform other duties as neededKnowledge, Skill and Ability Requirements:Minimum of five years of experience in maintenance/construction.Must have previous experience in property maintenance, including painting, carpentry, plumbing, electrical and HVACKnowledge of building equipment, building codes, and building systemsMust have valid driver’s licenseWell-developed communication and interpersonal skills and a “team-oriented” approach to the achievement of tasksAbility to exercise prudent judgementHonesty, integrity and an open approach to interpersonal relations at workAbility to manage multiple demands concurrently in an organized mannerExcellent oral and written communication skillsSelf-starter and highly motivatedEducation and Experience:High school degree required; Two-year technical degree preferredSupervisory Responsibilities: None This job description is intended to describe the general nature and level of work being performed by employees assigned to this position.
