The OpportunityDescriptionWe are seeking an experienced and detail-oriented Leasing Consultant to join our affordable housing team in Gaithersburg, MD. This role is ideal for someone with strong LIHTC leasing experience who excels in resident relations, compliance, and delivering exceptional customer service. The Leasing Consultant will play a key role in maintaining occupancy, ensuring accurate and audit-ready files, and supporting the overall success of the community. The Leasing Consultant is responsible for overseeing all aspects of the leasing process for a tax credit (LIHTC) community, including marketing, applicant qualification, unit tours, application processing, and move-in coordination. This position requires strong knowledge of LIHTC income qualifications, documentation requirements, and compliance standards. The ideal candidate is customer-focused, organized, tech-savvy, and able to manage multiple priorities while maintaining full compliance with federal, state, and program guidelines. Leasing Consultant – Gaithersburg, MD Pay: $23–$25/hour | Schedule: Monday–Friday, 8:00 AM–5:00 PM + occasional Saturdays as needed Property Type: Affordable LIHTC Community Key Responsibilities Manage the full leasing cycle including inquiries, tours, application processing, and move-ins Market affordable housing units through digital, onsite, and community outreach strategies Review and verify applicant documentation including income, assets, and household composition Ensure all applicant files meet LIHTC eligibility, compliance, and recertification requirements Maintain organized, accurate, and audit-ready leasing and compliance files Coordinate with residents, management teams, and compliance staff to support occupancy goals Process move-ins, transfers, notices, and annual recertifications Deliver excellent customer service, resolve resident questions, and support community engagement Utilize property management software and digital tools for leasing tasks and documentation Assist with resident retention initiatives and ongoing marketing needs Support Saturday office hours as needed Experience Required for Your SuccessQualifications Experience leasing inLIHTC/tax credit communities required Strong understanding of income qualification, compliance, and LIHTC file management Excellent communication, customer service, and organizational skills Ability to review and verify documentation accurately and efficiently Proficiency with property management software and digital tools Ability to multitask in a fast-paced environment while maintaining compliance accuracy Professional, reliable, and enthusiastic about helping residents secure affordable housing About Wingate Wingate is a respected property management company dedicated to providing high-quality, well-managed affordable housing across the communities we serve.
