About the Role

As an Estimator at Schmid & Rhodes Construction, you will play a critical role in developing comprehensive and precise cost estimates for our high-end residential construction projects. Collaborating closely with the construction team, subcontractors, and clients, youll ensure that all estimates align with project goals, budgets, and timelines. You will lead the estimating process, guiding the internal team and providing final approval for all estimates before presentation to clients.

In this role, you will also manage market research, vendor relationships, and cost control, ensuring that estimates are aligned with current market conditions and company objectives.

What Youll Do
  • Lead and collaborate with other team members to accurately interpret construction drawings and scopes of work provided by architects and designers.
  • Develop and manage construction estimates that reflect project requirements, costs, and timelines with extreme accuracy.
  • Meet with leadership on a weekly basis to manage estimating schedules, timelines, and client expectations, ensuring clear communication throughout the process.
  • Stay informed on market conditions, subcontractor availability, and new products, integrating this knowledge into your cost estimates.
  • Review all preliminary and final construction estimates, working with the internal team to make adjustments and giving final approval before presenting to the client.
  • Oversee subcontractor and vendor costs, reviewing and managing all expenses and job costs to ensure the accuracy of project estimates.
  • Update general condition rates and costs based on current financials, reflecting market changes and maintaining profitability.
  • Conduct thorough bid reviews, ensuring that all aspects of the project are covered and that the projects remain on budget.

We are seeking an experienced Estimator who is not only proficient in construction cost management but also comfortable leading the estimating process and working with other team members. The ideal candidate will have a strong understanding of market conditions, pricing strategies, and construction processes.

The ideal candidate:
  • Has extensive experience in construction estimating, particularly in high-end, custom residential projects.
  • Is overly judicious with detailborderline perfectionistand has an exceptional ability to analyze numbers and construction costs with extreme precision.
  • Is a self-starter who takes initiative and works proactively to refine estimates and maintain up-to-date cost structures.
  • Leads and collaborates effectively with internal teams and external partners to ensure accurate and comprehensive cost analyses.
  • Has a keen understanding of construction plans and can translate project scopes into detailed estimates.
  • Communicates effectively with clients, subcontractors, and suppliers to ensure clear and accurate estimates are delivered on time.
  • Is familiar with estimating principles and tools such as PlanSwift, Bluebeam, Active Takeoff, or similar programs.
  • Can balance multiple projects and deadlines, ensuring that estimates are delivered on time and within budget.
  • Is highly organized, thrives on structure, and consistently updates market knowledge to keep estimates competitive.
