Position Description:  
The maintenance supervisor oversees the property's daily maintenance and janitorial services.  The Maintenance Supervisor is a working supervisor who will also manage the janitorial and maintenance staff. Sometimes, he/she is the only on-site person and serves as the primary maintenance support person for the property.  Areas of responsibility include but are not limited to daily property maintenance and inspections, daily housekeeping duties, landscaping, property security, and basic on-site tenant relations.  Emergency off hours (evening and weekend) availability is a requirement.

Essential Functions: 

Maintenance and Janitorial Operations (55% of time spent)
  • Troubleshoot maintenance issues, conduct repairs as needed
  • Perform preventative maintenance for HVAC, plumbing, and property systems.
  • Regularly inspect buildings, roofs, fire safety systems, lighting, and common areas to ensure safety and proper function.
  • Ensure all janitorial and housekeeping duties are performed promptly, whether done personally by you or by maintenance staff, including in the bathroom, trash, clean-ups, etc.
  • Oversee and manage the janitorial and maintenance employees
  • Manage the supply orders while staying within budget.
  • Ensure property safety compliance and maintain records for equipment, blueprints, and safety systems.
  • Perform snow removal and act as the main point of contact for housekeeping.
Leasing, Displays & Marketing Support (15% of time spent)
  • Open the mall doors at the required time (usually 7:30 or 8:00 a.m. - depending on the mall schedule).
  • Assist Specialty Leasing with cart setup, equipment installation, and fixture assembly.
  • Support Marketing with event setup and teardown, including electrical, tables, chairs, and displays.
  • Remove marketing signage from vacant stores and assist with holiday display setup.
  • Help Permanent Leasing by cleaning and preparing vacant spaces, including painting.
Vendor/Contract Coordination (25% of time spent)
  • Schedule and coordinate maintenance jobs with third-party vendors (e.g., HVAC, plumbing, electrician, snowplow).
  • Oversee parking lot snow removal and waste removal services with appropriate vendors.
  • Assist the General Manager with project monitoring, vendor onboarding, and resolving issues.
  • Act as a liaison between vendors and the GM to communicate maintenance needs and progress.
  • Coordinate contractor access to secure building areas.
Team Meetings (5% of time spent)
  • Meet with the General Manager daily to discuss janitorial, property, and maintenance issues.
  • Attend and participate in maintenance and janitorial meetings as scheduled.
  • Communicate and assign janitorial and maintenance provider tasks to meet objectives and project expectations.
     
Competencies  
  • Ability to operate machinery, equipment, and tools, i.e., scissor lifts, snowplows, snow blowers, lawn mowers, golf cart
  • Knowledge of air conditioning and refrigeration systems
  • Understanding of electrical, plumbing, painting, and carpentry
  • Ability to read and interpret blueprints
  • Exceptional ability to problem-solve and implement corrective solutions based on findings
  • Effective time management and ability to adapt quickly to changing priorities
  • Strong attention to detail
  • Ability to work independently and as part of a team
  • Highly motivated, strong work ethic
  • Ability to understand and follow oral and written instructions
  • Exceptional safety skills
  • Be prompt, courteous, and professional at all times when dealing with tenants and the public
  • Ability to carry and lift up to 50 pounds.
Candidate Should Possess:  
  • 2-4 years Maintenance, supervisory, or related work experience required
  • Technical School certifications are preferred
  • Maintenance experience with large commercial property is preferred
