Join our clients small, personalized company as a Commercial Property Manager and manage a diverse portfolio of commercial properties in the Denver metro area, all from the comfort of your own home Please note that while this is primarily a remote position, the Manager must reside in Colorado. This requirement is due to the need for occasional site visits and local errands.

Commercial Property Manager Key Responsibilities:

  • Property Inspections: Drive to properties for inspections, ensuring the grounds, buildings, deferred maintenance, routine services, aesthetics, and life/safety are up to standards.

  • Administrative Tasks: Maintain high levels of administrative organization, documenting site visits with detailed trip reports.

  • Tenant and Contractor Interaction: Address inquiries from tenants, contractors, owners, residents, and township officials.

  • Lease Administration: Interpret leases, determine and direct landlord vs. tenant responsibilities.

  • Service Requests: Place service requests with contractors and ensure satisfactory completion.

  • Bid Solicitation: Solicit bids for service contracts and projects, evaluate bids, and make recommendations to clients.

  • Contract Compliance: Oversee contract compliance regarding quality, scope, timing, and pricing, ensuring maximum value for dollars spent.

  • Documentation: Provide documentation and coordinate inspections related to insurance, lenders, and townships.

  • Construction Management: Perform construction management services for building and tenant improvements, including capital expenditures.

  • Emergency Response: Respond to after-hours emergencies as needed.

  • Supervision: Supervise on-site maintenance personnel.

  • Financial Management: In conjunction with accounting and support staff, produce annual budgets and monthly financial and operational reports for owner distribution. Analyze cash flow/balance, perform distribution or funding requests.

  • Receivables Management: Review and follow up on open receivables, coordinate default notices, legal action, and evictions. Instruct property accountant on tenant payment issues and evaluate and authorize write-offs.

Commercial Property Manager Qualifications:

  • Flexibility: Must be able to walk properties, collect checks, and attend in person staff meetings periodically.

  • Experience: 2-3 years of Commercial Property Management experience required.

  • Proficiency: Skilled in MS Office Suite, AppFolio, and other relevant software products.

  • Organizational Skills: High level of administrative organizational skills and attention to detail.

  • Communication Skills: Good written and verbal communication skills.

  • Responsiveness: Ability to respond quickly, effectively, and flexibly.

  • Independence: Able to work on own initiative, prioritize workload, and meet deadlines.

  • Availability: Must be able to respond to and/or attend to on-call emergencies within 45 minutes.
