Aperto Property Management, Inc. is seeking an Apartment Onsite Maintenance Technician to join our team in Santa Ana, CA.

A qualified candidate will be experienced in all levels of apartment maintenance, with a well-rounded background in plumbing, HVAC, electrical, appliance maintenance, and training and development of onsite maintenance personnel. Maintenance Technicians assist in maintaining the physical integrity of the community. This involves insuring a safe, secure, and comfortable living environment for residents, visitors, and staff. Maintenance Technicians are responsible for completing work orders and other required tasks.

Responsibilities:

  • Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
  • Remove trash from office areas and apartment community perimeter on a daily basis.
  • Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
  • Assist Maintenance Supervisor/Community Manager and/or perform assigned maintenance tasks in a timely manner.
  • Assist in the cleaning of available apartments and or models.
  • Assist maintenance team with snow removal (If applicable).
  • Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems.
  • Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
  • Meticulously maintains curb appeal.
  • Assist management team with other various tasks required.
  • Deliver communication documentation to residents.
  • Maintain material and supply inventory.
  • Perform routine preventive maintenance.

Qualifications:

  • Apartment maintenance experience required.
  • High School Diploma or equivalent required.
  • Knowledge of the apartment industry and skills required for plumbing, appliance repair, electrical duties, and fire alarm panels, HVAC is a plus.
  • Demonstrable computer abilities, Windows (Word and Excel), Internet and email, and other, relevant applications.
  • Yardi experience, a plus.
  • Availability to participate in on-call emergency rotation and responds to emergencies after hours as needed.
