General:

The Building Superintendent reports to the on-site Property Manager. In this role the Super is responsible for the day-to-day operations of a 100 unit family residence. All units are affordable to people with low incomes. The Super is responsible for ensuring that janitorial, life safety, repairs/maintenance and tenant services are implemented and carried out in a manner that is consistent with owner directives and NYC Housing Maintenance code.

Essential Functions:

  • Supervises a porter to carry out the interior and exterior maintenance program for the property. Provides supervision, training, motivation and assistance as necessary. Evaluates the porter’s work performance;
  • Responds to work order requests from residents and the Property Manager to ensure that maintenance issues are being solved promptly. Receives work orders from property management system and closes out work orders on the same system including pictures of completed work;
  • Ensures that all maintenance documentation and reports are completed accurately, on time, and in accordance with company policies and procedures;
  • Responsible for the turn over and preparation of vacant apartments for new occupancy;
  • Ensures compliance with building safety and security codes;
  • Ensures full compliance with requirements of HDC, HPD, HCR, and other governmental/oversight agencies and lenders;
  • Manages and performs preventative maintenance services;
  • Conducts daily, weekly and monthly physical inspections of common areas as well as move–in and annual inspections of units;
  • Orders, purchases and maintains inventory of materials, supplies and parts;
  • Assists with the development of the annual maintenance/service budget;
  • Obtains competitive quotes for work to be performed by outside vendors, schedules that work, and monitors completion of work performed;
  • Manages pest and rodent control plans;
  • Provides 24/7 on-call services.

Job Specifications

  • Must possess strong customer service skills. Must be able to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings.
  • Must have a minimum of 5 years of comparable work experience;
  • Must be able to effectively train and supervise the porter(s), fairly evaluate their performance, and provide constructive advice when needed;
  • Must possess a solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service and repair; heating, ventilation and air conditioning (HVAC) systems; and ability to use power machinery properly and safely.
  • Must be able to read, understand, and follow simple to moderately complicated verbal and written instructions. Must possess basic math skills;
  • Must be able to work with multiple deadlines and maintain control over projects assigned within time frames allowed;
  • Work requires the ability to maneuver or move heavy equipment, appliances, supplies and tools which may weigh up to 100 pounds and the ability to inspect roofs and/or roof-top equipment
  • Strong computer and systems knowledge is preferred;

The referenced building has one building superintendent and one porter, so the super will be required to work one weekend day.

The starting salary is $50,000 - $54,000 depending upon experience and skills, with a free 2 bedroom apartment including utilities, and full health benefits for the employee.
