Job Description Job Description

Best Properties is searching for a new Assistant Property Manager to join a small team overseeing a portfolio of twelve commercial projects. This is a full-time, fast-paced position with a fun team that requires attention to detail, strong math skills, and the ability to learn quickly and work independently. More specific responsibilities are listed below.

Eligible candidates have a minimum of one year of commercial property management experience. Real estate license preferred. Proficiency in Excel, Adobe, and Microsoft Office Suite is required.

This position comes with 100% covered medical for employees, vision, dental, sick time, and vacation time. Schedule is Monday through Friday, 8:30 - 5:00.

CLERICAL

1. Answer all incoming calls and respond appropriately

2. Process mail and distribute appropriately

3. Create and/or maintain filing records

4. Order office supplies

5. Replenish stock as needed

ACCOUNTS PAYABLE

1. Process payables

2. Billback tenants for individual services, taxes, insurance and sales percentage

3. Prepare asset management fees and process payments

4. Research any supplemental or additional assessments related to property taxes

REPORTING AND AUDITS

1. Track tenant sales. Determine any percentage sales due to the Landlord

2. Track and maintain tenant & vendor insurance certificates and HVAC maintenance records.

3. Quarterly NNN Reconciliations for major tenants & Annual NNN Reconciliation

4. Reconcile Bank Statement in Yardi for all centers. Research any discrepancies

TENANT COMMUNICATION

1. Assist in drafting and sending Tenant and Property related correspondence and emails including, but not limited to: monthly statements, and rent increase letters
