Responsibilities include, but are not limited to:

  • Supervise and lead team’s response to residents’ maintenance requests in a timely manner by diagnosing and repairing HVAC PTAC/Heat-Pump units, appliances, electrical, waste management, and plumbing systems in a manner consistent with the building’s operating procedures and with the intent to reduce recurring problems. Follow through to ensure issues are resolved and provide timely updates to residents/management as needed.
  • Perform and/or oversee the inspections of resident units such as move-ins, move-outs, annuals.
  • Use ActiveBuilding to view, add notes to, and close maintenance requests.
  • Inspect building daily and develop a preventative maintenance routine.
  • Coordinate compliance with city agencies (DOB, DEP, DHCR, DOH, HPD) to respond to violations.
  • Order and maintain inventory of building tools, materials and supplies as approved by management.
  • Always maintain the building in good and clean satisfactory condition, including vacant units, common areas, basement and roof.
  • Supervise contractors making sure they practice good workmanship.
  • Ensure service contractors visit the building monthly for appropriate maintenance (pest control, elevator, gas boiler, etc.).
  • Handle emergency calls during non-business hours when applicable.
  • Coordinate snow removal and keep sidewalks clean and safe during inclement weather.
  • Assure that trash and recyclable rules and regulations are followed by janitorial staff

Qualifications:

  • High School diploma or equivalency (GED) (required).
  • 3-5+ Years of recent hands-on related experience in the property management industry (preferred).
  • 2-3+ Years of Supervisory experience (preferred).
  • Facilities/Operations experience with strong working knowledge of building systems and NYC Local Codes/Laws.
  • Proficiently skilled in plumbing, electrical, mechanical, and basic carpentry/construction (required).
  • Excellent client service, positive, friendly, outgoing, and attentive demeanor.
  • Strong communication skills, interpersonal skills and problem-solving skills.
  • Ability to manage multiple projects and work independently and with others.
  • Strong organizational, time-management, and supervisory skills with attention to detail.
  • Comprehensive knowledge of industry standard software systems (BMS, ActiveBuilding, LogCheck, Procore, etc.)
  • FDNY Certificate of Fitness: S-12 (Sprinkler); S-13 (Standpipe); S-95 (Fire Alarm Systems); (required).
  • FDNY Certificate of Fitness: P-99 (Low PSI Burner Operator); F-01 (Fire Guard Impairment); G-60 (Hot Works); P-98 Fuel-Oil Piping and Storage System; (preferred or required depending on operational needs).
  • Reliable, punctual, and regular in attendance.
  • Must be able to respond to emergencies and work 40 hours per week with flexible hours including nights, weekends, and holidays.
  • Fluent in English.
