Maintenance Manager

We are seeking a Maintenance Manager to oversee the daily maintenance and repair needs of our student housing complex. As the sole maintenance staff member, you will be responsible for ensuring that all facilities, equipment, and common areas are well-maintained, safe, and functional. This includes addressing issues promptly, conducting regular inspections, and managing the upkeep of the building’s amenities and systems, including elevators, HVAC, plumbing, electrical, and structural components. The ideal candidate will be highly organized, self-motivated, and capable of managing multiple tasks with a strong focus on quality service and efficiency.
Key Responsibilities:
- Maintenance & Repairs: Perform routine inspections and preventive maintenance on all building systems (HVAC, plumbing, electrical, etc.), common areas, and equipment.
- Work Orders & Service Requests: Address resident maintenance requests and ensure timely completion of work orders, from minor repairs to more extensive issues.
- Building Inspections: Conduct daily, weekly, and monthly inspections to ensure the building is in good working order, identifying any maintenance needs or safety hazards.
- Emergency Response: Respond promptly to maintenance emergencies (e.g., plumbing leaks, electrical outages) and ensure that issues are resolved quickly and efficiently.
- Vendor Coordination: Manage relationships with third-party contractors and vendors for specialized repairs or services (e.g., elevator maintenance, pest control).
- Safety & Compliance: Ensure all building systems and operations are in compliance with safety regulations and building codes.
- Inventory Management: Maintain a stock of necessary maintenance supplies and tools, ensuring that inventory is adequate for ongoing needs.
- Documentation: Keep accurate records of maintenance requests, completed work, inventory usage, and any other relevant documentation.
- Resident Communication: Work with the operations team to communicate with residents regarding scheduled maintenance or emergency repairs.
- Experience: At least 3-5 years of experience in building maintenance or a similar role; experience in student housing is a plus.
- Technical Skills: Strong knowledge of general maintenance and repair tasks, including plumbing, electrical, HVAC, carpentry, and painting.
- Problem-Solving: Ability to diagnose and resolve maintenance issues efficiently and independently.
- Physical Stamina: Ability to perform physical tasks such as lifting, carrying, and moving equipment, as well as working in confined spaces or heights.
- Time Management: Ability to prioritize tasks effectively and handle multiple work orders in a fast-paced environment.
- Communication: Strong interpersonal skills and the ability to work with a diverse group of residents, contractors, and staff members.
- Certifications: Relevant certifications (e.g., HVAC, plumbing, electrical) preferred.
