Our ideal candidate will have an interior construction background working for a commercial real estate development company. We are seeking a highly motivated and experienced Director of Tenant Construction to join this supportive dynamic team. This pivotal role will be focused on managing the tenant buildout process across retail, restaurant, and office properties. As the key liaison between tenants, leasing teams, and property management, you will ensure a smooth and seamless experience for all parties involved—from project inception to tenant opening.

Key Responsibilities:
- Tenant Coordination: Serve as the primary point of contact for tenants during the buildout process, ensuring all requirements are met and expectations exceeded.
- Project Management: Oversee landlord work letters, LOIs, and leases related to tenant buildouts and capital projects. Provide regular project updates to internal teams and clients.
- Permit Management: Proactively manage the permitting process, navigating complex jurisdictional requirements to ensure timely project delivery. Work with third-party expediters as needed.
- Design Collaboration: Work closely with design and construction teams to align signage, patio, and space designs with project goals. Lead value engineering efforts to optimize costs without compromising quality.
- Problem Solving: Address construction challenges with a solutions-oriented mindset, ensuring projects stay on track and within scope.
- Contracting: Oversee competitive bidding processes, contract negotiations, and project scheduling. Manage pricing, documentation, and contractor relationships from start to finish.
- Budget & Invoice Management: Ensure budget compliance, track costs, and review project invoices. Approve tenant reimbursement requests according to lease terms.
- Customer Service Excellence: Provide exceptional service to tenants to ensure a positive and collaborative relationship throughout the buildout and beyond.
Qualifications:
- Experience: Minimum of 5 years in a tenant coordination or construction management role, with a focus on retail, restaurant, or office environments.
- Industry Knowledge: Strong understanding of retail and restaurant operations is essential. Office buildout experience is a plus.
- Design Sensibility: Experience in working with design teams on signage, space planning, and aesthetic considerations.
- Proactive Approach: Proven track record of taking initiative, managing multiple projects, and driving results.
- Technical Skills: Proficient in Microsoft Office (Excel, Word, etc.) and experience with construction project management software a plus.
- Problem Solving: A demonstrated ability to navigate construction and coordination challenges effectively.
- Exceptional Communication: Ability to communicate clearly and professionally with clients, contractors, and internal teams.
