POSITION SUMMARY

This position will report directly to and will maintain consistent communication with the Apartments Maintenance Foreman for coordination of all job tasks. This maintenance technician will be responsible for general repairs and maintenance at Budget Property Maintenance and Construction LLC for the properties assigned and is responsible for upholding a high standard of cleanliness, quality workmanship and promptness of service.
This position requires driving a personal vehicle on behalf of the company capable of delivering materials to job sites; therefore, the prospective employee must successfully complete a motor vehicle history check, possess, and maintain a current, valid drivers license in their state of residence, and maintain insurance coverage of at least the minimum amount required by California law.

JOB REQUIREMENTS

Responsibilities
  • Punctual attendance at the worksite is required.
  • Complete work requests assigned, and document work performed.
  • Use TSheets, a time record keeping system to keep track of all daily work.
  • Perform repair as directed by direct supervisor.
  • Report any suspicious activity at the sites to direct supervisor.
  • Perform other maintenance duties as requested.

Safety & Community
  • Maintain a consistently professional and ethical demeanor at all times.
  • Maintain frequent and consistent communications with Apartments Maintenance Foreman.
  • Handle the tenants belongings with care to prevent any damage or harm while doing projects inside the apartments.
  • Ensure the proper attire is always worn for the workplace.
  • Take appropriate safety precautions for every project.

Property Maintenance
  • Use and update AppFolio work orders with notes and photos.
  • Respond to maintenance requests in a timely manner.
  • Maintain keys system for each property with care so that keys are always organized and never lost.
  • Maintain all units in a safe and hazard free condition with special attention to smoke detectors and carbon monoxide detectors being present and working at all times.
  • Maintain all properties free of graffiti and vandalism.
  • Communicate effectively with Apartments Maintenance Foreman regarding the status of maintenance projects.

Requirements
  • Minimum basic computer skills are required.
  • Must be able to quickly learn and utilize work order and timesheet computer software programs.
  • Pickup truck or similar reliable vehicle which can be used to transport tools, equipment, and materials between job sites and between hardware store and job sites.
  • Customer service positive attitude.
  • Bilingual English and Spanish is preferred.
  • Must have own set of tools of the trade.
  • Minimum 3 years prior maintenance technician experience with residential repairs and maintence and / or construction.

Compensation
  • The hourly rate is $ based on experience, paid biweekly.
  • 75% Employer-sponsored health insurance is available after a 90-day probationary period.
  • 1-week paid vacation accrual starting after 90-day probationary period.
  • Use of company issued cell phone with internet connection.
  • Use of company issued tablet with internet connection.
  • Reimbursement for mileage based on actual mileage and State of CA reimbursement guidelines.
  • All supplies are provided by management.
