MAINTENANCE ASSISTANT

REPORTS TO: Maintenance Director

OBJECTIVE:

Regency Palms Long Beach is committed to providing a safe, well-maintained, and comfortable environment for residents and staff. The Maintenance Assistant plays a key role in supporting the Maintenance Director in ensuring the community is in top working condition by assisting with daily maintenance tasks, repairs, and upkeep of the facility. This person will also handle housekeeping duties as requested by their supervisor or the Executive Director.

JOB SUMMARY:

The Maintenance Assistant supports the Maintenance Director in addressing building maintenance needs, including minor repairs, painting, plumbing, floor care, and general upkeep. This position also assists in fire safety procedures, helps maintain records of services performed, and ensures that the facility remains compliant with safety regulations. The Maintenance Assistant is responsible for responding to maintenance requests from residents and staff in a timely and efficient manner. Additionally, they will perform housekeeping duties as assigned to maintain cleanliness and hygiene within the facility.

RESPONSIBILITIES AND DUTIES:
  • Assist the Maintenance Director with daily maintenance tasks, including basic repairs, painting, plumbing, and carpentry.

  • Respond to maintenance requests from residents and staff, ensuring timely resolution of issues.

  • Help conduct routine inspections of the building, equipment, and systems to identify maintenance needs.

  • Assist in fire safety compliance, including conducting fire drills and checking fire extinguishers and alarm systems.

  • Maintain cleanliness and functionality of common areas, including hallways, parking lots, and outdoor spaces.

  • Replace furnace and air conditioning filters as needed.

  • Assist in maintaining and organizing maintenance records and work orders.

  • Help in coordinating vendor visits and obtaining quotes for larger repair projects.

  • Ensure tools and maintenance equipment are properly maintained and stored.

  • Assist in moving furniture, setting up equipment for events, and other facility-related tasks as needed.

  • Support housekeeping and janitorial functions as required.

  • Perform housekeeping duties as requested by the Maintenance Director or Executive Director.

  • Follow all safety procedures and guidelines to maintain a secure environment for residents and staff.

  • Perform other duties as assigned by the Maintenance Director or Executive Director.

QUALIFICATIONS AND REQUIREMENTS:
  • High School Diploma, G.E.D., or equivalent work experience.

  • Minimum of 1 year of experience in maintenance, building operations, or a related field.

  • Basic knowledge of construction, plumbing, electrical systems, painting, and carpentry.

  • Ability to use hand and power tools safely and effectively.

  • Must be in good physical health and capable of performing physically demanding tasks, including lifting up to 50 pounds.

  • Ability to climb ladders, bend, kneel, and perform maintenance duties in tight spaces.

  • Strong problem-solving skills and ability to work independently or as part of a team.

  • Good communication skills and ability to interact with residents, staff, and vendors professionally.

  • Must pass DOJ and FBI background checks through the Live-Scan process prior to employment.

  • Knowledge of OSHA safety regulations is a plus.

  • Valid driver's license with a clean driving record as per insurance carrier's policy.

  • Must be available to work flexible shifts, including weekends and holidays as needed.

WORKING CONDITIONS:
  • This position requires frequent standing, walking, bending, and lifting.

  • The work environment may include exposure to varying temperatures, chemicals, and occasional outdoor work.

  • The Maintenance Assistant must adhere to all safety and sanitation guidelines to ensure the well-being of residents and staff.
