Position Summary


WSH Management is currently recruiting for a Resident Manager for a 78-unit, affordable apartment community located in Reseda, CA. This candidate will report to Regional Property Manager. The manager will oversee 2 team members (1 Maintenance Tech and a Social Service Coordinator).


About the Role:


The manager will collaborate with the Housing Authority Section 8 Advisor and the WSH Compliance Department to ensure the accurate submission of recertification's and annual rent increases. Key responsibilities include collecting and processing rent, delegating tasks to team members, and managing work order entry and closure. The manager will oversee move-in and move-out duties, ensure timely processing of payables, and maintain organized resident files. Additionally, the manager will interview applicants from the waiting list, work with the Maintenance Technician on unit turns, assist residents with the recertification process, and conduct unit inspections. The manager will also facilitate after-hour calls, address resident concerns, and supervise a Social Service Coordinator who plans resident activities and field trips. Training new staff and cultivating a positive team environment will be essential. This position requires living on-site in a one-bedroom apartment, while also managing the property’s expenses and budget on a monthly basis.

Responsibilities:


The Resident Manager is primarily responsible for the day to day management of all property operations to include, weekly and monthly reports, consistent implementation of community policies, accounts receivable and payable, and preparing the annual budget. Our Community Managers are organized, detail oriented and possess the ability to manage multiple tasks at a time.

  • Ability to understand financial goals, operate asset in owners’ best interest in accordance with policies & procedures.
  • Address resident concerns and requests in timely basis to ensure resident satisfaction with management.
  • Ensure efficiency of staff through leadership, ongoing training, instruction and counseling as applicable.
  • Maintain community appearance and ensure repairs are noted and completed on timely basis.
  • Ensure property is rented to fullest capacity and lost rent is minimized.

Our Ideal Candidate:


  • Must have affordable housing experience (e.g., TCAC, HUD Project-Based, Bond, Conventional with Vouchers, or other related areas).
  • A minimum of 2 years on-site experience as a Resident Manager; will consider 3 years of supervisory experience in a customer service-related field.
  • Will consider 2 years as an Assistant Manager in a community of 100+ units, demonstrating key leadership and decision-making roles and duties.
  • Experience with property management (or similar) software.
  • Proven supervisory experience.
  • High School Diploma Required. College degree preferred.
  • Must possess strong attention to detail and sales ability.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite/Office 365 including Word, Excel, Outlook as well as property management software applications.
  • Must possess a valid driver’s license and maintain current auto insurance.
  • Candidate will be required to pass a background and drug screening. (A conviction will not necessarily disqualify you from employment with WSH Management.)
