We are seeking a dedicated and experienced Construction Supervisor to oversee our construction and property maintenance for our portfolio of apartment and office buildings in Orange County and Palm Desert Areas that we own, manage and lease in house. The ideal candidate will possess a strong background in industrial maintenance, electrical and mechanical systems, and will be responsible for ensuring that all work is completed safely, efficiently, and to the highest standards. This role requires excellent supervisory skills and the ability to manage a diverse team of 10-15 maintenance technicians while maintaining effective communication with tenants, in house staff, property managers and ownership.

Responsibilities

  • Supervise daily construction activities, ensuring compliance with safety regulations and quality standards and coordinating with inside and outside vendors for timely completion of Tenant Improvements, Renovations and upgrades as well as turnovers for apartments.

  • Utilize CMMS (Computerized Maintenance Management System) for tracking maintenance schedules and work orders.

  • Conduct regular inspections of work sites to monitor progress and address any issues that arise.

  • Provide guidance to maintenance staff and coordinate third party vendors schedule.

  • Coordinate with city permitting an compliance with city and county agencies when needed.

  • Train and mentor team members on best practices in maintenance management and safety protocols.

  • Maintain detailed records of project progress, materials used, and labor hours.

  • Coordinate with company ownership for budgets, ordering of materials thru corporate accounts at Home Depot, Lowes, and other supply warehouses.

  • Coordinate with third party vendors such as HVAC, painting, asphalt, roofing, flooring and pest control.

  • Coordination for timelines and progress of jobs and turnovers for apartments and attend weekly staff meetings.

Qualifications

  • Proven experience as a Construction Supervisor or similar role for multi-family or commercial setting.

  • Strong knowledge of electrical , plumbing, HVAC, and construction processes.

  • Excellent leadership skills with the ability to motivate and manage a team effectively.

  • Strong problem-solving skills with attention to detail.

  • Ability to read and interpret technical documents such as schematics and blueprints.

  • Effective communication skills to coordinate with tenants, contractors, and team members.

  • Multi - tasker, team player, dedicated and honest.
