Housing Maintenance Inspector Job Summary

University Housing is seeking a skilled Housing Maintenance Inspector to join our team. As a Housing Maintenance Inspector, you will be responsible for inspecting buildings, grounds, and equipment to ensure they are in good working condition. This includes inspecting Housing units for defective and missing items, as well as maintaining life safety equipment such as fire extinguishers and smoke detectors.

Key Responsibilities:
  • Inspect buildings, equipment, and grounds to identify maintenance issues and report them to the supervisor.
  • Perform routine maintenance on equipment and determine when and what kind of maintenance is needed.
  • Inspect and maintain building exteriors and grounds, including interior lighting systems, on-site utilities, drains, gutters, and downspouts.
  • Inspect and maintain food service equipment, including freezers, coolers, dish machines, conveyors, grills, ovens, steam cookers, dispensers, and slicers.
  • Prepare, issue, and monitor work orders for building maintenance and repair.
  • Inspect, adjust, and build locks; cut and maintain building keys and access/security codes.
  • Maintain electrical and mechanical building equipment, including heating, ventilating, air conditioning, electrical, refrigeration, temperature control, plumbing, and fire protection systems.
  • Read and check gauges, meters, and thermometers to control temperature and humidity levels.
  • Maintain stock of repair parts and participate in making necessary purchases as required.
Requirements:
  • High school diploma or equivalent.
  • One (1) year (12 months) of experience in construction work or in the operation of electrical and mechanical building equipment.
Preferred Qualifications:
  • One (1) year (12 months) of experience designing locks systems, building lock cores, and cutting keys or managing key systems.
Knowledge, Skills, and Abilities:
  • Knowledge and ability to perform manual labor and electrical/mechanical operations.
  • Mathematics - Knowledge of basic arithmetic and its applications.
  • Equipment Maintenance - Performing routine maintenance on equipment and determining when and what kind of maintenance is needed.
  • Monitoring- Watching gauges, dials, or other indicators to make sure systems and equipment are working properly.
  • Scheduling, Coordinating the Work and Activities of Others - Scheduling work of others; getting members of a group to work together to accomplish tasks.
  • Building and Construction - Knowledge of materials, methods, and the tools involved in the construction or repair of buildings or other structures.
  • Making Decisions and Solving Problems - Analyzing information and evaluating results to choose the best solution and solve problems.
  • Communicating with Supervisors, Peers, or Subordinates - Providing information to supervisors, co-workers, and subordinates by telephone, in written form, email, or in person.
  • Organizing, Planning, and Prioritizing Work - Developing specific goals and plans to prioritize, organize, and accomplish your work.
  • Obtaining Information - Observing, receiving, and otherwise obtaining information from all relevant sources.
  • Documenting/Recording Information - Entering, transcribing, recording, storing, or maintaining information in written or electronic form.
  • Resolving Conflicts and Negotiating with Others - Handling complaints, settling disputes, and participating in grievance resolutions and conflicts, or otherwise negotiating with others.
  • Ability to take initiative and work both independently with minimal direct supervision and as a team member within a group dynamic.
  • Ability to effectively communicate information, ideas, and instructions verbally and in writing.
  • Ability to comprehend information, ideas, and instructions presented verbally and in writing.
