Position Summary

As the Head of Maintenance Operations, you will be crucial in ensuring the safety, functionality, and visual appeal of our facilities. Your role encompasses not only routine upkeep but also strategic planning and collaboration with various departments to maintain the highest standards in facility management. This position reports directly to the General Manager.

Daily Responsibilities

Your daily tasks will include the following:

  1. Core Responsibilities
    • Greet all guests warmly and professionally, ensuring exceptional service.
    • Oversee the upkeep and repair of all hotel facilities, including guest accommodations, communal areas, and outdoor spaces to guarantee guest satisfaction and prevent recurring issues.
    • Implement preventive maintenance strategies such as Property Walks and Room PMing to extend the lifespan of equipment and systems.
    • Exhibit expertise and meticulousness in performing tasks such as painting, drywall repair, carpet restoration, and furniture touch-ups.
    • Maintain, organize, and stock maintenance closets and carts, contributing to an efficient workspace where every item is accounted for.
    • Respect guest privacy, including their belongings, with a high level of integrity.
    • Respond promptly to escalated guest complaints, maintenance concerns, and emergency situations.
  2. Job Duties
    • Monitor guest satisfaction through feedback and online surveys.
    • Conduct regular inspections and safety training to ensure maintenance work meets or exceeds established quality standards.
    • Keep accurate records of maintenance activities, repairs, and equipment status in the hotel system through daily, weekly, monthly, and annual task lists.
    • Provide training or guidance to the team to ensure consistency and care regarding maintenance issues, equipment, operational procedures, and safety standards.
    • Collaborate with team members to gather comprehensive information when maintenance issues arise and develop solutions to prevent recurrence.
    • Identify cost-saving opportunities without compromising the quality of maintenance services.
  3. Supervisory Duties
    • Coordinate and oversee all department operations, ensuring quality service and optimal efficiency within the established business plan and budget.
    • Work with the management team to develop and manage the maintenance budget.
    • Maintain inventory, purchase supplies, and coordinate services from external vendors while managing these relationships.
    • Recruit, interview, hire, and train new maintenance personnel.
    • Oversee daily operations and scheduling of the department.
    • Supervise direct reports' performance and provide constructive feedback and evaluations.
    • Handle disciplinary actions and terminations in accordance with hotel policy.

Performance Metrics

Qualifications

  • High School Diploma or GED
  • Proficiency in Microsoft Office applications
  • Certifications such as HVAC or CPO preferred
  • Availability for morning shifts
  • Willingness to work weekends and holidays
  • Availability for on-call duties in case of emergencies
