Cogir Senior Living is in search of a skilled, attentive, and service-oriented Facilities Operations Manager for our exceptional retirement community Peninsula Pointe.

As the Facilities Operations Manager, you will oversee the daily operational functions of the community, ensuring adherence to safety regulations. Your role will include maintaining the structural integrity of the premises and addressing all maintenance-related concerns, such as HVAC, electrical systems, plumbing, carpentry, painting, major appliances, and community amenities. You will also lead our preventative maintenance initiatives and supervise the facilities team.

Key Responsibilities of the Facilities Operations Manager:
  • Utilize various maintenance tools and equipment, including hand tools, ladders, and safety gear.
  • Organize and prioritize service requests and repairs to ensure timely completion.
  • Conduct daily inspections of grounds, buildings, and community features to uphold high standards of safety and aesthetics.
  • Perform necessary maintenance tasks to ensure vacant units are ready for new residents promptly.
  • Foster excellent customer service relationships and communicate effectively with residents, team members, vendors, and management.
  • Collaborate with the Executive Director to obtain competitive quotes for maintenance-related expenditures.
  • Adhere to budgetary guidelines and manage resources effectively.
  • Order supplies and vendor services following standard procurement procedures.
  • Maintain appropriate inventory levels of parts and supplies.
  • Recruit, train, and oversee the maintenance and housekeeping staff.
  • Respond to emergencies affecting residents and the community.
  • Ensure compliance with local, state, and federal building codes, safety data sheets, OSHA, EPA regulations, and fire safety standards.
  • Conduct regular inspections, identify needs, and implement corrective actions.
Qualifications we are looking for:
  • A collaborative team player with a passion for serving seniors.
  • At least 3 years of experience in managing maintenance for apartments, senior living, or large facilities.
  • Preferred: An associate degree or higher from a college or technical institution.
  • Strong customer service skills and a well-rounded technical maintenance background.
  • Experience in HVAC, electrical work, drywall repair, carpentry, plumbing, painting, and general maintenance.
  • Ability to operate maintenance tools and equipment and participate in an on-call rotation.
  • A valid state driver's license is necessary.
  • Experience in commercial property management, hotels, independent living, assisted living, memory care, or senior living is advantageous.
