Property Manager II

We are seeking a highly skilled Property Manager II to oversee the maintenance and security of our environmental education centers and sanctuaries. This role involves managing property staff, developing and implementing maintenance schedules, and ensuring compliance with Mass Audubon policies and standards.
Key Responsibilities- Develop and maintain schedules of work to be done, including monitoring trails and boundaries and identifying issues or activities that are inconsistent with Mass Audubon policies, standards, or practices.
- Procure, direct, and monitor the work of contractors, and identify and post all boundaries.
- Maintain grounds and property by mowing, raking, trimming, pruning, cutting, and removing trees, constructing and maintaining trails, roadways, and parking areas, shoveling, sanding, and plowing snow, and constructing and/or repairing fences, cages, and signs.
- Maintain buildings and other structures by painting, performing carpentry duties, cleaning gutters, winterizing buildings and systems, performing emergency repairs, and assisting with minor plumbing, electrical, or mechanical repairs.
- Provide custodial and other related services, including removing trash and debris, recycling materials, cleaning restrooms, general cleaning, and setting up, moving, and dismantling equipment necessary for Mass Audubon educational programs.
- Ensure that all equipment is maintained in working order by tuning, cleaning, sharpening, changing fluids, and scheduling needed service.
- Develop and evaluate plans relating to the maintenance, repair, and replacement of sanctuary or regional equipment, supplies, buildings, and vehicles.
- Prepare written reports, proposals, and plans for sanctuaries as required.
- Ensure structures and equipment are maintained and operated in accordance with established standards and guidelines, monitor and evaluate safety needs of sanctuaries, and assist and participate in safety-related training for relevant staff.
- Supervise assigned property staff by making recommendations on routine employment decisions, including hiring, performance, and salary, assigning work, providing training, and advising staff as necessary, resolving routine human resources and property issues, and overseeing Property Steward(s), part-time seasonal property staff, and volunteers as needed.
- Prepare preliminary property management annual plan and operating budget in coordination with supervisor and operate within their authorized limitations.
- Attend sanctuary, regional, and/or statewide meetings as required and serve as part of the region or sanctuary's management team.
- Represent Mass Audubon in the local community, expanding its presence to increase local support, and maintain routine contact with neighbors, town officials, and representatives.
- Provide efficient and courteous service to the public by offering information about properties to visitors and responding to other visitor service requests.
- Represent the sanctuary at regional or other meetings as assigned.
Qualifications
- High school diploma and at least five years of equivalent related experience.
- Basic maintenance skills, including a knowledge of the safe operation, maintenance, and storage of power tools, equipment, tractors, mowers, implements, heating systems, and vehicles.
- A valid Massachusetts driver's license and the ability to carry out routine building maintenance and site security.
- A demonstrated ability to work well with other staff and volunteers, relate to a diverse range of people, and exercise cultural competence and inclusion.
