This position involves engaging with prospective residents, ensuring satisfaction throughout the lease duration, and facilitating lease renewals.
Key Responsibilities:
- Develop and execute marketing strategies at various events, including housing fairs and open houses.
- Provide constructive feedback to enhance property marketing initiatives and identify new opportunities.
- Deliver weekly updates to the management team.
- Participate in property meetings and collaborate on monthly marketing plans.
- Evaluate the effectiveness of marketing channels and suggest improvements based on budget considerations.
- Conduct market surveys and analyze housing costs as necessary.
- Implement social media and digital marketing campaigns.
- Maintain an inventory of marketing materials and promotional items.
- Respond to after-hours lockout calls, excluding emergencies.
- Ensure proper routing of emergency calls to the appropriate departments.
- Foster relationships with university departments to enhance marketing efforts.
- Adhere to scheduled shifts and maintain confidentiality of sensitive information.
- Contribute to a clean and professional work environment.
- Assist with roommate matching and onboarding processes.
- Thoroughly understand lease agreements and communicate relevant information to residents and prospects.
- Engage in move-in and move-out procedures.
- Exceed the expectations of residents, clients, and vendors.
- Encourage community engagement among residents and staff.
- Support conflict resolution among residents, promoting respect for diversity.
- Inspect apartments prior to move-in to ensure readiness.
- Regularly assess common areas to maintain cleanliness and report issues.
Qualifications:
- Strong communication skills to effectively handle legal documents and address inquiries.
- Proven sales abilities, including lead generation and closing techniques.
- Proficiency in property management software and spreadsheet applications.
- Basic mathematical skills for financial reporting and budgeting.
- Familiarity with online marketing tools and platforms.
- Ability to build rapport with potential residents throughout the leasing process.
Requirements:
- Willingness to work flexible hours, including evenings and weekends.
- Exceptional customer service and communication abilities.
- Demonstrated leadership skills and problem-solving capabilities.
- Strong proficiency in internet and office software applications.
Education & Experience:
- A high school diploma or equivalent is required.
- One to two years of experience in a leasing role, preferably in the student housing sector.
