Organization: Housing Authority of the City of Livermore
Position Available: Facilities Maintenance Technician
Salary Range: $28.54/hr - $44.46/hr
Job Type: Full-Time
Work Schedule: Monday to Friday, 8 AM to 5 PM. Additional evening and weekend availability may be required for urgent work requests.
Position Summary:
Under the general supervision of the Maintenance & Facilities Supervisor, the Facilities Maintenance Technician plays a crucial role in the upkeep of approximately 175 housing units, performing essential repairs, grounds maintenance, and unit turnover tasks.
Key Responsibilities:
- Grounds Maintenance: Enhance and maintain the aesthetics of property grounds, including mowing, litter removal, leaf raking, and general landscaping to improve curb appeal.
- Common Area Upkeep: Ensure cleanliness and maintenance of shared spaces such as hallways, community rooms, and laundry facilities, creating a welcoming environment for residents.
- Painting Duties: Prepare surfaces for painting by sanding, scraping, and patching. Apply paint to both interior and exterior surfaces, including walls, trims, and doors.
- Basic Repair Tasks: Conduct simple electrical and plumbing repairs, such as replacing light fixtures, addressing minor leaks, and unclogging drains. Assist with more complex repairs under supervision.
- Tool Maintenance: Maintain and clean tools and equipment utilized for maintenance tasks, ensuring all tools are functional and stored correctly.
- Safety Compliance: Adhere to safety protocols and organizational guidelines while executing maintenance tasks. Report any unsafe conditions or necessary repairs to the supervisor.
- Professional Development: Show a commitment to learning and enhancing skills in advanced maintenance areas, including carpentry, HVAC, and more intricate plumbing and electrical work.
- Required: High school diploma or GED. No prior maintenance experience is necessary, though a basic understanding of maintenance tasks is advantageous.
- Preferred: Some experience in grounds maintenance, painting, or basic repairs is beneficial.
The following certifications must be obtained within one year of employment or as authorized by the Executive Director or designee:
- Fair Housing
- National Standards for the Physical Inspection of Real Estate (NSPIRE)
- Certified Apartment Maintenance Technician (CAMT)
- Basic Maintenance Skills: Familiarity with groundskeeping techniques, painting methods, and simple repair procedures. Ability to use common hand tools and maintenance equipment.
- Communication Skills: Ability to communicate effectively with residents and staff, both verbally and in writing. Strong customer service skills and a friendly demeanor are essential.
- Dependability: Demonstrate reliability in task performance and adherence to schedules. Show accountability for work quality and punctuality.
- Eagerness to Learn: Willingness to acquire new skills and knowledge related to property maintenance. Open to training and learning from experienced staff.
- Safety and Organization: Ability to follow safety guidelines and maintain organized and clean work areas. Promptly report issues and unsafe conditions.
