Job Summary

We are seeking a highly skilled Property Manager to join our team at Community Holdings Management LLC. The successful candidate will be responsible for managing all property operations, ensuring effective management of the Community Holdings development in accordance with the management agreement and regulatory agreement governing the project.

Key Responsibilities
  • Manage all collections, staff duties, and site operations, generating reports as required.
  • Coordinate tenant relations and community activities, maximizing available resources to achieve property objectives.
  • Implement Blended Management systems, collaborating with Service Coordinators and Service Providers onsite.
  • Provide written reports documenting meetings/communications with services, including site activities, tenant lease compliance, and resident responsibility.
  • Manage additional site staff, including maintenance, janitor, community builder, etc.
  • Host and coordinate tenant meetings and activities to foster a community environment.
  • Under supervision, draft annual budgets and ensure compliance with established budget guidelines.
  • Review Age Receivables, work with tenants and services to reduce them, and ensure tenant ledgers are updated.
  • Ensure property remains fully occupied, engaging rental assistance administrators and referral sources as needed.
  • Work with Compliance Manager to ensure tenant files remain in compliance with governing documents.
  • Prepare for annual inspections, coordinating with maintenance and services to ensure units pass inspections.
  • Coordinate with maintenance and make-ready all units after move-out, monitoring onsite maintenance activities.
  • Ensure all rents are collected when due, posted in a timely manner, and reported in Skyline daily.
  • Administer delinquency notices and submit delinquent tenants to the Attorney for eviction as necessary.
  • Report liability and property incidents to the Corporate Office immediately.
Requirements

Accredited Resident Manager or Resident Housing Manager designations preferred or a bachelor's degree in Social Work, with a minimum of 3 years of experience in site operations management.

Must be certified in Tax Credits, Certified Occupancy Specialist, or Blended Occupancy Specialist. Strong writing skills, proficiency with Processing/On-Site Rental System/Spreadsheet, and calculator skills are required.
