The Residential Leasing Consultant plays a crucial role in managing all aspects of apartment leasing. The primary goal is to support the Property Manager in achieving effective cash flow, fostering positive resident relations, and ensuring high resident retention rates. This position requires regular communication with Milhaus staff, external vendors, and other stakeholders to fulfill job responsibilities effectively.

Key Responsibilities

  • Manage all inquiries related to residency, including both phone and in-person interactions, while maintaining accurate records.
  • Conduct property tours, handle telephone inquiries, welcome prospective residents, process applications and deposits, and follow up with future residents.
  • Provide and clarify written materials and applications to potential residents.
  • Screen and interview applicants, notifying them of their acceptance or denial in compliance with company policies and Equal Housing Opportunity (EHO) standards.
  • Perform marketing surveys and offer recommendations based on survey analysis.
  • Assist in creating promotional materials and marketing strategies to attract residents.
  • Support the Property Manager in various operational aspects of the property, ensuring comprehensive training in property management functions.
  • Maintain the cleanliness and presentation of the office, business center, clubhouse, models, and market-ready apartments. Conduct property inspections and report maintenance needs.
  • Establish community connections with local employers, real estate agencies, and other entities as part of outreach initiatives.
  • Process financial transactions, including checks and money orders, for daily deposits.
  • Report any incidents related to property loss or liability promptly.
  • Adhere to all local, state, and federal regulations, as well as company policies and procedures.
  • Perform additional duties as assigned by the supervisor.

Qualifications

  • At least two years of relevant sales experience.
  • High school diploma or equivalent.
  • Valid Driver's License and reliable transportation.
  • Proven ability to create effective promotional materials.
  • Strong interpersonal skills to engage with the public courteously and professionally.
  • Proficient computer skills for data entry and daily operations.
  • Understanding of Equal Housing Opportunity (EHO) requirements and related regulations.
