Role Summary:
The Lead Maintenance is tasked with overseeing the comprehensive maintenance operations of the property, working closely with the Community Manager. This role involves executing repairs in resident units and preparing apartments for new tenants.

Key Responsibilities:

  • Address resident service requests promptly, ideally within 24 hours.
  • Assist in the distribution of promotional materials.
  • Perform routine maintenance on HVAC systems, including filter replacements and cleaning vents.
  • Maintain and repair sprinkler systems.
  • Conduct minor electrical repairs on appliances and fixtures.
  • Handle basic plumbing tasks, such as clearing blockages and replacing fittings.
  • Replace damaged components, including glass, tiles, carpets, and appliances.
  • Execute painting tasks for both interior and exterior areas as required.
  • Perform carpentry duties, including door fittings and floor refinishing.
  • Support custodial efforts in common areas, ensuring cleanliness and order.
  • Engage in landscaping tasks, including litter collection and preparing vacant units.
  • Monitor and maintain pool chemical levels and cleanliness.
  • Repair concrete, masonry, roofing, and fencing as necessary.
  • Conduct limited pest control services when needed.
  • Prepare apartments for new residents (make-ready).
  • Carry out preventive maintenance inspections as directed.
  • Regularly inspect units and common areas, performing necessary repairs.
  • Assist with move-in and move-out inspections.
  • Maintain knowledge of utility shutoffs and post relevant information.
  • Supervise subcontractors engaged at the property.
  • Report any hazardous conditions or liability issues to management immediately.
  • Keep accurate records of maintenance activities, including work orders and inventories.
  • Perform scheduled maintenance on equipment according to manufacturer guidelines.
  • Order supplies and liaise with vendors for maintenance needs.
  • Manage stock control and utilization of maintenance materials.
  • Ensure maintenance areas are clean, secure, and well-organized.
  • Train and oversee junior maintenance staff.
  • Schedule maintenance tasks and prioritize work orders effectively.
  • Be available for on-call duties as required.
  • Participate in emergency standby schedules for after-hours coverage.
  • Assist in preparing the property for inspections.

Qualifications:

  • Minimum of two years of experience in property maintenance or a related trade.
  • EPA certification for refrigerant handling is required.
  • Possession of a basic set of hand tools.
  • Valid driver's license with a clean driving record.
  • Willingness to travel to various locations as needed.
  • Availability to work weekends as necessary.

Education:

  • High school diploma or equivalent is required.
  • Technical certification is preferred.

Physical Requirements:

  • Ability to perform physical tasks, including lifting up to 30 lbs.
  • Capability to walk the property for extended periods in various weather conditions.
  • Must be able to climb stairs and navigate the property effectively.
