About the Job

Brooklyn Community Services is seeking an experienced Building Maintenance Specialist to join our team. The successful candidate will be responsible for maintaining the general safety conditions of our assigned facility, ensuring cleanliness and performing repairs to ensure the safety and comfort of staff and clients.

This is a full-time position, working 35 hours per week, Monday to Friday, with flexibility to work overtime as needed. We offer a competitive salary range of $40,040 per year and a comprehensive benefits package, including health insurance, dental, vision, tax-free flexible spending accounts, 403(b), and eligibility for the public service loan forgiveness program.

Key Responsibilities

  • Maintaining the general safety conditions of our assigned facility;
  • Ensuring cleanliness and performing repairs to ensure the safety and comfort of staff and clients;
  • Monitoring interior and exterior entrances for cleanliness and performing routine rounds, tests, and equipment readings;
  • Completing work orders efficiently and proficiently;
  • Assisting in safety and evacuation drills, procedures, and training;
  • Alerting supervisors of any unusual occurrences or rule violations;
  • Performing preventative maintenance and maintaining log-books accurately and completely;
  • Attending in-service training, seminars, and other educational activities as required;
  • Performing semi-skilled duties in construction, alteration, maintenance, and repair of buildings, mechanical, and electrical systems;
  • Providing on-call maintenance coverage when assigned;
  • Repairing minor electrical malfunctions and installing new equipment;
  • Assembling, installing, and repairing pipes, fittings, and fixtures of water systems and unclogging clogged drains;
  • Building, altering, repairing, and maintaining buildings, floors, partitions, windows, doors, screens, wood fixtures, and furniture;
  • Checking functionality of safety systems, such as fire alarms and carbon monoxide detectors;
  • Troubleshooting and repairing issues, including painting, patching, and sheet rock repair and installation, plaster repair, light plumbing, light electrical, flooring, and carpentry work;
  • Preparing maintenance reports and recommending corrective maintenance as required;
  • Performing general repair work involving rough carpentry and painting tasks;
  • Monitoring heating and air conditioning systems, logging and reporting problems, and emphasizing preventative maintenance.

Requirements

  • High school graduate or GED certification;
  • Minimum of 3-5 years of experience in the maintenance field;
  • Valid driver's license and clean driving record upon hire and passing a motor vehicle history check demonstrating a safe driving history;
  • Passing OCFS, OPWDD, and OMH background checks;
  • Proficiency in operating, maintaining, and repairing hand tools, mechanical, and power tools and equipment;
  • Intermediate ability to read and interpret sketches, diagrams, and blueprints;
  • Intermediate-level plumbing work, including installing, repairing, and replacing plumbing fixtures;
  • Intermediate carpentry work, including repairing stairs, joisting, walls, windows, siding, doors, and other carpentry work;
  • Skilled appliance repair;
  • Intermediate knowledge of methods, practices, and equipment used in facilities management and activities;
  • Intermediate knowledge of theory of electricity;
  • Basic knowledge of City policies, procedures, regulations, and codes related to facility maintenance and repair;
  • Intermediate knowledge of occupational hazards and necessary precautions applicable to building and mechanical maintenance;
  • Knowledge and implementation of safe work practices;
  • Thorough knowledge of Handyman Duties, basic plumbing, basic carpentry, basic electrical, building codes, ADA regulations, and safety standards;
  • Ability to communicate effectively with staff, management, and vendors;
  • Basic knowledge of Microsoft Office and Google Suite;
  • Ability to perform physical tasks related to the position, including lifting heavy objects up to 50 pounds, lifting above the waist, and carrying heavy objects;
  • Ability to walk up and down 8 flights of stairs;
  • Familiarity with best practices for basic maintenance and repairs and the ability to carry them out with limited supervision;
  • Must maintain professional appearance and interact with tenants and staff in a professional, patient, polite, and respectful manner.
