Key Responsibilities
  • Respond promptly to resident service calls and complete maintenance tasks to prepare vacant units for new residents in a timely and efficient manner.
  • Perform unit turns and ensure that all maintenance tasks are completed to a high standard.
  • Conduct routine maintenance and repairs on a daily basis, including:
  • Electrical and plumbing work, including sewer line maintenance.
  • Heating and cooling system maintenance (certification may be required for some repairs).
  • Appliance maintenance (when applicable).
  • Water irrigation system maintenance.
  • Stair, gate, fence, patio, and railing maintenance.
  • Flooring maintenance, including tile and carpet care.
  • Roofing and gutter maintenance, including fastener replacement.
  • Lighting maintenance, including interior and exterior lighting.
  • Fireplace and ceiling fan maintenance.
  • Gas fixture and appliance maintenance (when applicable).
  • Door and window maintenance, including lock and shutter repair.
  • Security system and fire protection equipment maintenance.
  • Ceiling leak repair.
  • Wall maintenance.
  • Pool area maintenance, including tile, Jacuzzi, and pool furniture care.
  • Assist in maintaining the grounds and ensuring they are neat and free of litter.
  • Inspect vacated apartments and complete the make-ready checklist.
  • Monitor the condition of physical property throughout the property and address any unsafe conditions promptly.
  • Report all repairs and requisitions to the Maintenance Manager or Property Manager.
  • Maintain an adequate inventory of spare parts and maintenance materials.
  • Perform routine preventive maintenance on all equipment.
  • Ensure work areas are clean and safe.
Requirements
  • Ability to work safely and use safety equipment as needed.
  • Strong teamwork and communication skills.
  • Ability to provide own basic tools and maintain them properly.
  • Certification preferred and eventually required.
