Job Overview

Terra is seeking an experienced Project Manager to lead the management and delivery of technology-related projects across various departments.

Schedule

Full-time position with a competitive salary range of $90,000 - $150,000 per year, depending on experience.

Responsibilities
  • Coordinate overall project management for multiple development projects, ensuring timely completion within budget.
  • Manage project budgets, creating action plans and making adjustments as needed to meet objectives.
  • Develop and maintain schedules for all project deliverables, including acquisition, design, permits, construction, sales/leasing, and marketing activities.
  • Oversee the performance of contractors, subcontractors, suppliers, and project consultants to ensure high-quality work and compliance with regulations.
  • Collaborate with project teams, government officials, and stakeholders to secure necessary permits and approvals.
  • Coordinate financial underwriting and loan commitments for each project, maintaining compliance and executing strategies to achieve targets.
  • Build and maintain relationships with key stakeholders, including neighbors, community constituents, partners, investors, design consultants, government officials, sales associates, buyers, tenants, management companies, contractors, and lenders.
  • Ensure legal and insurance compliance by understanding, negotiating, and tracking compliance on agreements and policies.
  • Closely coordinate with project teams to ensure seamless execution of sales, leasing, branding, and marketing efforts.
  • Successfully manage project turnover to property management companies and/or HOAs, ensuring effective project closeout.
  • Maintain daily, weekly, or monthly reporting and distribute it to internal teams and external parties as required, adhering to established company standards.
Qualifications
  • Bachelor's degree in Engineering, Real Estate Development, Construction Management, or a related field.
  • Minimum 5-8 years of project management experience, with 5+ years in luxury condo/residential/luxury hotel development.
  • Project Management Professional (PMP) certification preferred.
  • Proven ability to solve problems creatively, with strong analytical and problem-solving skills.
  • Excellent interpersonal skills and resourcefulness.
  • Able to complete projects according to outlined scope, budget, and timeline.
