The Maintenance Operations Assistant Supervisor plays a vital role in supporting and overseeing the maintenance and facility management operations of the property, ensuring the physical integrity and aesthetic appeal of the community. This position involves communication and adherence to company operational and safety protocols. The Assistant Supervisor will oversee maintenance personnel, manage the upkeep of property equipment and machinery, and develop and adhere to the maintenance budget.
Key Responsibilities
- Assist in supervising the maintenance team across multiple properties.
- Coordinate daily operations and after-hours maintenance tasks.
- Train maintenance staff and address issues beyond their capabilities.
- Oversee inventory management and procurement of maintenance supplies, including preparing purchase orders and contracts.
- Establish and manage the maintenance budget.
- Ensure the completion of preventive maintenance schedules and conduct property inspections.
- Track daily operations, service orders, and apartment turnovers.
- Build and maintain positive relationships with residents, communities, and relevant agencies.
- Enforce adherence to company policies and regulations.
- Ensure compliance with safety practices in accordance with all applicable guidelines.
- Follow company policies and comply with Fair Housing and other legal requirements.
- Maintain regular and punctual attendance.
- Participate in special projects and additional responsibilities as assigned.
Qualifications
- Ability to assist the Maintenance Supervisor in managing maintenance staff.
- Proficient in the safe operation of hand tools and small power tools.
- Knowledgeable in electrical, plumbing, painting, masonry, carpentry, and HVAC systems.
- Effective communication skills with residents, colleagues, and management.
- Ability to manage emergency situations that require quick resolution.
- Availability for emergency repairs at all times.
- Capability to climb heights of up to 40 feet.
- Color vision and auditory ability.
Skills and Experience
- High school diploma or equivalent.
- 7-10 years of relevant supervisory experience in building or property maintenance.
- Willingness to work indoors and outdoors in various weather conditions.
