Position Overview:

As a Real Estate Investment Analyst, your primary role will be to evaluate and assess potential investment opportunities, ensuring alignment with Pennrose's strategic objectives.

This position entails conducting thorough research into real estate documentation, including regulatory agreements, financial statements, and property financials, to develop comprehensive pro forma budgets and schedules for internal assessment.

The Analyst will collaborate with third-party property management teams to oversee and report on operational plans before and after asset acquisition.

This role offers a dynamic and entrepreneurial work environment, allowing you to partner with executive leadership to influence decisions, advocate for housing policies, and contribute to the improvement of communities nationwide. Remote work options are available for qualified candidates.

Compensation:
$100,000 - $120,000 annually, commensurate with experience.

Key Responsibilities:
1. Manage the acquisition pipeline by maintaining an organized asset database.

2. Independently assess whether properties, partners, and business plans align with investment criteria.

3. Prepare and submit financing applications.

4. Review debt and equity term sheets.


5. Gather essential due diligence information for underwriting, including financial statements, rent rolls, loan documents, regulatory agreements, partnership agreements, and tax structures.

6. Conduct extensive market research at both local and national levels to guide investment strategies.

7. Tailor investment underwriting models to reflect the unique terms and business plans of each transaction.

8. Coordinate third-party reports and site evaluations.

9. Collaborate with a diverse team of asset managers, property management personnel, developers, and external professionals to facilitate transactions.

10. Draft memoranda and proposals for internal presentation to the investment committee.

11. Prepare presentations for quarterly board meetings.

Qualifications:


1. A minimum of 3 years of experience in investment banking, investment sales, private equity, commercial real estate lending, or a national real estate firm.

2. A bachelor's degree is required; an advanced degree in real estate, finance, accounting, or law is preferred.

3. Proficiency in Excel-based financial modeling, including the ability to create multi-tier waterfall structures.

4. Experience with LIHTC and Section 8 programs is highly desirable.

5. A solid understanding of multifamily real estate and familiarity with joint venture structures.

6. Comprehensive knowledge of real estate finance concepts, including DCF, NPV, IRR, cap rates, interest rates, and tax implications.

7. A commitment to mission-driven community development.

8. Ability to work independently and demonstrate self-motivation in problem-solving.

9. Strong project management and verbal communication skills.
