Project Manager K-12 Job Description

At Joeris General Contractors, we are seeking a highly skilled and experienced Project Manager K-12 to join our team. As a Project Manager K-12, you will be responsible for overseeing and managing project budgets, schedules, and administration of commercial projects.

Key Responsibilities:
  • Manage relationships with clients, architects, design teams, subcontractors, and other stakeholders to develop project requirements and ensure timely completion.
  • Utilize Prolog Converge as the primary project management tool to track project progress, RFI's, submittals, contracts, change orders, and other critical project elements.
  • Perform constructability reviews on project plans and specifications and assist the Estimating team with development of design progress budgets.
  • Coordinate project turnover with Estimating to include reviewing scopes, thorough analysis of bidders, and preparing all subcontracts and purchase orders.
  • Prepare and maintain project budgets, review and become familiar with owner contracts, and coordinate, schedule, and facilitate all pre-construction meetings.
  • Create, monitor, track, and update progress schedules with the Superintendent, issue complete approved sets of documents, obtain building permits, track inspections, and certificates of occupancy.
  • Obtain Storm Water Plan (SWPPP) from Civil Engineer, review, monitor, and coordinate all approvals of shop drawings and submittals, and assist the project team in obtaining temporary utilities and facilities.
  • Generate estimates and proposals for change orders or contract changes, monitor and process all change orders, prepare cost to complete projections, and review and track any reports and/or logs required by specifications.
  • Coordinate, attend, and facilitate all project meetings and final inspections, write, distribute, and close all items in pre-substantial completion punch lists, and prepare and submit all required project close-out submittals and warranties.
  • Compile and archive all job data upon completion of the project, review final costs at completion of the project with Estimating and Accounting departments, and create schedules of values and provide to Architect/Owner for approval for billing.
  • Compile and submit timely monthly pay requests to Architect/Owner, approve all pay requests and billings from subcontractors and suppliers, track all warranty items on completed projects, mentor and train Assistant Project Manager on their job duties, and assist the Superintendent as required.

Qualifications:

  • Bachelor's Degree in Construction Science, Construction Engineering Technology, Construction Management, or related field.
  • 7 to 10+ years of relevant experience in commercial construction.
  • Confined Space, CPR/AED/First Aid, Defensive Driving certifications preferred.
  • OSHA 30 certification.
