GENERAL FUNCTION:
This role encompasses a broad spectrum of responsibilities related to the origination of residential first mortgage loans for branch locations and external referrals. You will meet the standards and objectives set by management for mortgage loan sales and cross-selling initiatives. The focus will be on promoting Community Reinvestment Act (CRA) products and services, specifically targeting low to moderate-income individuals and communities, along with non-profit organizations. You will take on the overall responsibility for the residential mortgage loan process from application through to closing.
Your primary work location will be within a designated rural market as defined by the Decisional Science Group (DSG).
You will be responsible for managing risk by engaging in open dialogue, raising concerns, and adhering to established policies and procedures. Your commitment to doing what is right for customers and colleagues will ensure that your actions foster a positive customer experience. While operating within the Bank's risk parameters, you will achieve results by consistently identifying, assessing, managing, monitoring, and reporting various types of risks.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Develop prospects and referral contacts for CRA initiatives (including realtors, builders, and personal connections).
- Maintain a thorough understanding of Fifth Third Mortgage Company's policies and procedures.
- Stay informed about available loan products, processing procedures, underwriting, and departmental guidelines.
- Organize and conduct homebuyer training seminars for potential CRA applicants.
- Manage employee loans and engage in Fifth Third-coordinated events to promote these loans.
- Adhere to defined protocols for escalating exceptions.
- Complete applicant applications using the Fannie Mae form 1003 on a laptop.
- Utilize technology for communication, accessing daily rates, applicant credit reports, Loan Prospector responses, and transmitting loans.
- Gather necessary documentation from applicants and deliver loan packages within management's specified timeframes.
- Oversee the pipeline for all originated loans through to closing and complete required management reports.
- Provide timely updates and progress reports to applicants and referral sources.
- Ensure high levels of customer service while managing expectations of applicants and support staff.
- Participate in all Consumer Lending meetings as required by management.
- This position requires SAFE Act registration at the time of employment through the Nationwide Mortgage Licensing System (NMLS).
- High school diploma or equivalent is mandatory; a four-year college degree is preferred.
- Familiarity with conventional and/or government lending guidelines.
- Understanding of residential mortgage processing, underwriting, and closing procedures.
- Knowledge of federal lending regulations that govern real estate lending.
- Demonstrated organizational skills.
- A minimum of 2 years of experience in mortgage lending is required.
- An established local book of business is essential.
- Existing mortgage sales of $1 million per month are necessary.
- Strong written and verbal communication skills.
- Proven teamwork and customer service abilities.
- Proficient computer skills.
- Basic sales technique skills.
- A strong desire to excel in a competitive environment.
