The Occupancy Compliance Specialist plays a crucial role in ensuring that our properties adhere to all relevant compliance regulations. This position involves collaborating closely with the Director of Property Management to supervise compliance activities and manage the compliance specialist team.

Key Responsibilities:

  • Oversee all aspects of apartment leasing, including initial certifications, resident orientations, and move-in processes.
  • Prepare and distribute monthly rent bills in a timely manner.
  • Ensure daily collection and posting of rent payments.
  • Issue late notices and review accounts for non-payment.
  • Engage with tenants and social services to address payment issues and devise corrective actions.
  • Schedule appointments with tenants for rent discussions, repairs, and inspections.
  • Create and maintain legal notices and documentation for tenant files.
  • Coordinate with maintenance teams to ensure apartments are ready for occupancy.
  • Assist tenants in obtaining rental assistance through various programs.
  • Conduct biweekly meetings to report on accounts receivable, vacancies, and legal matters.
  • Review delinquency reports and assist property managers with tenant compliance inquiries.
  • Support marketing efforts for vacant units and manage application processes.
  • Conduct inspections for move-ins, move-outs, and compliance with housing programs.
  • Maintain organized resident files and compliance documentation for audits.
  • Prepare for annual audits by reviewing tenant files and ensuring regulatory compliance.
  • Manage applications and waitlists in the property management software.
  • Ensure timely communication with residents regarding recertification and inspections.
  • Complete special projects as assigned by the Director or Property Managers.

Qualifications:

  • Associate's degree with a minimum of 3 years of relevant experience, or a High School diploma/GED with at least 5 years of experience.
  • Familiarity with affordable housing regulations and programs.
  • Knowledge of HUD, LIHTC, and Homeless programs.
  • LIHTC Certification and fair housing certification are preferred.
  • Strong organizational, interpersonal, and communication skills.
  • Ability to work collaboratively and independently.
  • Proficiency in Microsoft Office Suite and Yardi Voyager software.
  • Commitment to following all workplace safety policies and protocols.

Salary Range: $50,000 - $65,000 per year
