Conduct regular inspections of building systems such as HVAC, plumbing, electrical, and mechanical to identify maintenance requirements and ensure optimal performance. Address maintenance requests from residents and management promptly, resolving issues related to leaks, appliance failures, heating/cooling concerns, and electrical problems. Execute preventive maintenance tasks as scheduled, including filter replacements, lubrication, and servicing of equipment to enhance longevity and reduce downtime. Diagnose and rectify maintenance problems efficiently, utilizing diagnostic tools and technical resources to determine root causes and implement effective solutions. Perform minor carpentry, painting, and drywall repairs to uphold the visual appeal of common areas and individual units. Ensure cleanliness and organization of maintenance areas and storage, promoting a safe and efficient work environment. Collaborate with external contractors for specialized repairs and services beyond in-house capabilities, ensuring quality and timely completion. Maintain effective communication with property management, residents, and contractors to coordinate maintenance efforts and provide updates professionally. Follow safety protocols and regulations, including OSHA standards, to ensure the safety of oneself and others during maintenance activities. Keep accurate records of maintenance tasks, including work orders and inspection reports, using maintenance management systems.Qualifications:
High school diploma or equivalent; vocational training or certification in facilities maintenance, HVAC, or a related field is preferred. Demonstrated experience in facilities maintenance, particularly in a residential setting. Strong technical skills in diagnosing and maintaining building systems. Excellent problem-solving skills with a proactive approach to maintenance challenges. Ability to work independently and collaboratively within a team. Good verbal and written communication skills for professional interactions. Basic computer skills for record-keeping and maintenance management software. Physical capability to perform manual tasks and lift heavy items as necessary.
